that is true – but with churches that have large congregations – they generally prefer to own the church than rent it off some investor – Its better for them to own it because they get all these benefits as in regards to TAX implications…

Hi Chris,
somethings to ask or look out for:
– age of property
– town size (population)
– crime rate of that town
– surrounding schools, shops, transport
– incline or decline of population over x years
– percentage of tenants against percentage of PPOR for that town or suburb
– quality of tenants (do they take care of the property and do they pay their rent on time)
– Council proposals
– quality of property – maintenance issues (mostly done with a building inspection)
– the return of the investment versus expenses (maintenance, solicitor fees, bank fees, interest) and risk (vacant property = no rental income).The way I see it is calculate your returns from the investment, then calculate your risks and expenses and if your returns outweighs the risks and expenses, then I see it as a good investment.

interesting and good the way you look at it – what school are you principal of?
I’ll have to send my kids there in the future (if I have any) if I know that the teachers will talk to them about investing….hehehehe

Pay off your your own home first – get it cleared from the bank so they can’t touch it just in case business doesn’t go well for you since you are self-employed.
If your self-employed, I think you still get your Super at 65 yrs when you retire. I see no-point in this as you’ll be on a walking stick by then and can’t use the money to enjoy life. I would look at paying off your PPOR and then look for other good investment deals. You already have one – so you do know what you’re doing.
