    Hey there,

    do you have the Wrap Kit. If you seriosuly want to get into Wraps, I would suggest first investing into the Wrap Kit – that will help you in regards to how to tackle it.

    There are many laws, govt implications and fees involved when dealing with Retirement villages – alot more than your average residential or commercial investment. Make sure you check these out first. Check with your local council – they also have many zoning issues and building restrictions. You need to get more permits and there usually harder to get with retirement villages.

    Hey GP,

    I also believe that borrowing in NZ is the way to go although you can do it here but Im a bit hesitant – too many scammers.

    They shouldn’t see any servicibility problems with you not earning income in NZ – only in Australia. This is absolutely fine. All you need to do is fax your lender some statements from your employer and you should be right to go.

    Also, I find it rare that your lneder would want more than the IP as security. As long as you provide some payslips from your job, then all they should take is the IP. See how you go with your lender (I assume you’ve been communicating with one) in NZ. If you have difficulty, let me know and I can refer you to my lender in NZ. He’s a very nice, honest and hard-working guy but first see how you go.

    Hi Dingles,

    I wouldn’t sell and also wouldn’t use your PPOR as security for other IP. Use the equity in your IP to fund deposits for other deals but don’t overburden yourself.

    Me personally – Im against selling except in desperate times. Since it is -ve geared, you can choose to sell it but I would come up with ways to make it positive. On the other hand, I would sell if it’s gone up in considerable Capital – the choice is yours.

    Pisces – love your suggestion. Why didn’t I think of that on the day. Got any ideas as to how I can find someone who is attending the seminar? Would love to go as a partner and save on costs? Or is anyone interested in attending his 4-day seminar?

    well if we pay in total before the 4 day seminar in Sydney – its only $3,000 and it includes a whole year of mentoring every Wednesday.

    Haven’t told my mum yet – she’d go crazy. Every day, I walk in with some products – books, tapes and sometimes I walk in telling her, “Im off to Sydney in 3 weeks” or “Im off to New Zealand next month” – she worries…oh well – mothers hey…[evo][evo][evo]

    one thing I was curious about…Neil Jenman. How come every time a guru comes to town, he jumps at their throats. He satated on Today Tonight recently that he is scared for his life and hides away at home. My personal opinion and its just my personal opinion is that he should focus on the success of his own business. I agree with Marc1

    Let the judging to God himself.
