Im very sorry I missed it – would have loved to be there. Got up at 5:30am to go to the country and try to sell some land. We got offered some deals by the agent instead – which worked in our favour, but don’t know if I can afford it right now. I was thinking of posting a good deal (that I can’t afford) on here but don’t think Im allowed to – might see what the Moderators say.
anyway, got back late – went to Church, came out, looked at the time and it was 7:30pm – oh bummer.
Pls organise another one and I’ll put it in my diary especially.

Well I went to his seminar last night in Melbourne,
Kay – I took my Credit Card but didn’t buy anything. Talk about multiple streams of income. He’s doing his seminars whilst at the same time he’s selling his products by the thousands – smart man.
He did pull a few jokes which were funny but nothing new. I’d say that 90% of his talk was promoting his products. H’d talk for about 5 min, then ask everyone to talk to the person next to them then he’d resume his seminar. Every time he’d resume, he’d begin by promoting his products.
However, there was one staggering fact that stuck in my head which was when he said that George Bush and the US government spends $50 million an hour more than what they make – yes that’s right, $50 million more an hour – an hour. I find this very hard to believe but if true, then the US is expecting a crash which will impact on the rest of the world.
Oh – the other fact that stuck in my head was that he said “We have a depression every 75 years – it’s like clockwork. The last one was in 1930 which makes the next one in 2005. Im not saying it’s going to happen, but it does happen.”
If any of you got th Herald Sun today, there is an article of him in there, claiming that he doesn’t know where to put his money. He said that the stock market in the US isn’t right and the properties here are too expensive – not the right deals so he’s keeping most of it as cash for now.

Personally, Id have to say that the most effective gurus are all you guys on this forum – you answer questions which can be implemented immediately. The other gurus would only be ok when you attend their lengthy 4 day seminars. Their one, two or three hour ones are just promotional stuff for their big event.
I like this site and believe its the best guru ive discovered yet.

Hi Zippy,
I don’t know of an Australian bank that will lend for NZ. A lender will not just lend above 80% to anyone – it depends on certain factors, namely, the location and the valuation. I know a lender that will lend aove 80% but like I said, it depends on those factors. If you want his contact details, PM or email me and I’ll respond with them. He resides in the South of NZ.

The Retirement Village where our unit is insures all the units including ours for 10 million dollars. The elderly each pay $700 per week to live there which includes everything from accommodation, food, outings, medical, 24 hr assistance and personal treatment. Our unit is in a high class area – so you have too build in a high class area where the residents can afford to pay such amounts.
Also, units within retirement villages are very hard to onsell to investors. Usually the residents of a retirement village don’t tend to purchase the unit but rather rent it out.
Another thing to keep in mind is that most banks have diidfernt ACTS for lending on retirement village – so make sure you get everything in writing first. Although, its classified as residential (elderly will reside in), banks will only lend you on commercial rates (currently around the 7-8%).

From my understanding – there is no Stamp Duty and no Capital Gains Tax for NZ but that all changes with the structure you have.
For example, if you purchase a NZ investment and bring the Capital gains into Aus, you will pay tax on them.
