    Hi There,

    You can call Fletchers Real Estate and ask them about their student apartments on Ballarat Rd. Footscray that their selling for VUT Footscray Campus students returning 6%. Obviously I didn’t go with them because although they guaranteed the return , it was only 6%.

    To answer your question, the rent of the rooms can vary depending upon the agreement of the tenant, the location and the emenities that each student has (ie. one student might have a bathroom in his/her room) thus paying higher rent.

    To your other question – there are usually alot more risks involved – students moving in and out all the time, students destroying the apartment(but then again, if you’ve got tenant insurance, you should be right)

    Hi Simon,

    I tend to lean against selling, especially if its delivering positive cashflow.

    You mentioned that the tenant is paying below rent. Well if ther good, then its worth kepping it that way. The alternative is to offer to put in some fixture as a ceiling fan, heater, cooler etc. and have them pay an extra 5$ rent a week for it – in the long run – ur better off.

    I also agree with Garry in that you should re-finance it and that property as security for itself but don’t sell it – never put your PPOR as security – NEVER – if worst comes to worst then at least you’ve still got a roof over your head.

    You can do it with ANZ. You take the forms into a local branch herein Aus and they fax it over to the branch in NZ. It’s really easy with the ANZ

    Rob,

    you’ll need to make your dad a power of attorney because he’ll need to sign the papers infront of a solicitor for you and it’s better to have a solicitor here rather than in London because they understand the laws here.

    you’ve heard it b4 – ‘better be safe than sorry. You see – if you don’t remove it but paint over it, in time, the tenants will breath it in through the walls and it is mose effective in an air-conditioner so my advice is to spenda few thousand dollars getting rid of it the right way and take all precautions.

    Hey iamborediambored,

    In every public forum I have seen, people always have differences of opinion. It is a very normal part of life. Sometimes things go overboard and sometimes they don’t. In any case, this is reflective of real life especially when negotiating or dealing with stubborn people.

    absolutely – many ppl have a differnce of opinion – and im all for that. If we didn’t, we’d be robots. All im asking is that we have a difference of opinion about property investments and their strategies not a difference of opinion of investors and their opinions.

    just a quick note – I work at the university of RMIT and there currently, cleaning out all the asbestos. A student was found inside the lab during the cleaning and they immediately sent him to the hospital for a $2000 check-up. The head of security explained to me this morning that if someone breaths it in, they can die within 10 years so RMIT didn’t want to get sued and I don’t think you would want to get sued aswell.
