    Simplest form is to either contact a builder and ask them personally on this or contact the builder’s association.

    When was the last time you did research on the market in NZ – very hard now from what I hear to find properties for 50k renting at 150 p/w.

    Personally, I fell asleep during the opening ceremony – I loved the start though – it was good and impressive although I still loved when the horses came out on the opening ceremony of the Sydney Olympics.

    Yes – I think Thorpie’s 5th gold making him the greatest swimmer there is has to be the highlight.

    But what tops it all is Roy and HG[biggrin][biggrin][biggrin]

    Be very very careful,

    All things are possible – its very easy to use your mothers house as equity as MH as described above but you must be careful. If you use the property belonging to your mother as equity and by some unfortunate circumstance, you default on the loan and are unable to make repayments, you don’t want your mother to be living on the streets.

    Hi Wayne,

    I would spend as little as possible on the fixtures and get tenants in there. then as the months go by, I would add a ceiling fa, or heater as an incentive for them to stay renting the property and then keep the property in good condition. They wil appreciate you adding these items later on – it will show them that you care about them.

    Hi Stariah,

    I think what your asking for is another form of ‘Vendor Financing’ or rather to your application, I think you might be after a partner as in a partnership agreement where your partner puts up his/her property as the security and u put up the deposit. If this is the case, then you might aswell invest on your own – if you have the deposit, but nothing as security, then use the property in which you wish to invest in as the security itself.

    If you don’t have the deposit and want someone to become your partner and put up the deposit and security for your investment, this might be a difficult task. Im in the process of discussing this option with a friend of mine – if it is decent and the figures work out and its ethical, i’ll let you know.

    Hi Stariah,

    I don’t know many people who are financially free that would be willing to mentor someone starting off. I think the best mentoring you can get is right here on this forum.

    Where are you situated? There are usually plenty of meetings being held around that you could join or just mention where your from and maybe someone will be willing to meet up with you and talk to you about the initial steps of investing. I sure don’t mind helping where I can and meeting with you but Im in Victoria.

    Ok well that’s my end of town – the western suburbs…I’ve lived there all my life…here’s what I believe…

    Niddrie, Keilor, Essendon – good on the uprise, better area than the others as Deer Park, St. Albans, Sunshine etc. Although I believe Essendon will come up slightly more in CG than Keilor.

    St. Albans – hard to get +CF but excellent for CG as most of the houses are run down and old. The property market has boomed and the prices of in this area are not the best although you could get great deals. St. Albans would be the best area for Reno’s (Fixer Uppers) – all you’ll need to do is spend approx. 20-30k and the you’ll make a killer on the CG.

    Deer Park – there are two sides to this (much like Steve’s experience in Ballarat with two different kinds of properties on either side of the road). The old side in which Brimbank Central Shopping is situated is below price selling for 180k to 280k. The new area (Cairlea) is way overpriced. I went and checked out a tiny double story on the tiny tiny artificial lake late last year and it was priced for 450k. The others are going for 300k+ – the residents there think there in Taylors Lakes – its a joke – definetely not a good investment although many from old Deer Park and selling and moving across the road to the new area.

    Footscray is good for capital since its so close to the city. Small apartment/townhouse on Footscray Rd and Geelong Rd (in footscray) going for 300k. The city has alot to be done in it in the next 20 years so this is perfect for CG.

    Anyway – just my opinion.

    Some people’s hero is their father or mother, brother or sister – not necessarily someone jumping into a burning building or Michael Jordan although I do look upto these stars such as Jordon and Thorpe and say WOW…
