    Hi Luckyone

    – Get a surveyor to look at it.
    – Do council checks – they might want to build a road on it in 5 years time.
    – Check hat the rates are from council
    – Check from council what your entitled to build on it and by when (what the zoning is on it)
    – Check what the Body Corporate is on it
    – Also, check what the surrounding factors are ie. any amenities, is the land surrounded by other land, houses or commercial buildings

    – if you want to build on it, check what the potential rent could be for that area (from real estate agent)

    you can always get a student loan from the bank if your a student. You will be charged about 11% but if you get a property that is 14%+ your still winning.

    Work out a budget – then have the bank transfer a certain amount of your income to a savings account on a weekly basis that you can’t touch and this amount is obtaining an interest rate of approx. 4%

    the option is to transfer automatically some of your funds/savings into a Savings Maximiser like ING that will earn you about 5.25%. This will help contribute to your savings for the deposit on your property.

    Never ever give up – persistence is the key.

    Sometimes we have to go through these stages in life. Likfe is like a rollercoaster – if its been going downhill for tyou – then might aswell expect a rise in the positive direction.

    Think of creative ideas to turn all this around.

    I believe this is impossible to find out as many ppl do wraps but don’t publicise it.

    You can only give an estimate. Id say about 150 ppl do wraps but how many wraps they do and how often they do them – who knows – sorry

    If you can’t get a loan cause its under joint names – then why not just get the loan under your name since you’re the student and have a partnership agreemsnt b/w both of you outlaying the repayment conditions.

    yes its feasible – also contacting a morgage broker is a good idea…

    I thought it highly unlikely to find anything in Melbourne that is +CF until you mentioned Ballarat – even this town is quite hard. many investors are selling up. But don’t let this deter you…your on the right path.

    I would suggest Sheppartown and the surrounding towns of Shepparton (ie. Numurkah) – good investments there.

    Id try using the 50k u have as deposits for 2 properties rather than using the equity in your other property straight away.

    hey Westan and Muppet – I have the solution to your doom and gloom. Simply write a letter to the Prime Minister of NZ pleading with her to join NZ to Australia as the 7th state – that way you can still walk around the streets of NZ bragging as though you were Aussies[biggrin] and you can also claim that your winning many medals[lmao]

    I got an email in regards to NZ apartments – never read it in a magazine. I think I deleted it cause it looked dodgy to me – the way they were selling the apartments. I don’t know if we’re talkin of the same one but I remember it was definetely in the North Island.

    If the deal is a great one then i’d buy it even if it was 20,000km away,

    …well, I agree with Westan on this although I don’t know how far NZ is from Melbourne – all I know is that its far enough and I bought there thanks to Westan.

    My point is this, – it doesn’t matter where it is – as long as you with/without someone else do your due diligence and the figures turn out in your favour, then go for it.[biggrin]
