I sympathise with you – it happened similar to me in NZ although you don’t pay anything until the finance is approved.
…they just kept our deposit, so we were out of pocket $10k. It could’ve been a lot worse!

Yes as MH has said – you’ll need the authorization of the other 50% owner.
I would suggest since you are debt free, that you release some equity in the property and purchase some cheap rental properties of 70k each either in rural towns or in NZ.

A short note…
I bought Steve’s book last year and know for certain that if it hadn”t been for his book, I wouldn’t have been able to buy my properties, know so many like-minded investors nor be able to have accesss to this site as I wouldn’t have known about it except through the book – it is proving useful and I owe my gratitude to him.

the best way to do it is to just keep it a NZ account over ther and once it reaches like $10k, just transfer it over in bulk. I think it’ll be too much hasle to transfer it over every week.

No the answer is that you dad does not have to become a partner (always seek legal advice first) – its all in the contract.
You can get your dad to put the house up for security or put his name to get the loan, then later re-finance to put the loan under your own name. But seek legal advice first.

I agree with Del on the issue of GST – when purchsing the chiropracter, we were going to be charged an extra 20k for GST. Thank God, I’ve got a good solicitor who managed to get me exempted from paying this.

Each person’s needs are different. A family with 4 or 5 children might need more like 60 or 70k. A single person might only need 20k.
Personally, I believe that currently 35k would do me fine but it would definetely need to increase in proportion with inflation and other expenses (ie. children, wife, travel) etc.
