– Interest rates tend to be about 1% higher than those here in Australia.
– The property managers tend to take about 10% of the rental income.
– Insurance rates are about the same.
– If you get a decent property in a demanded rental area, the tenant will be there long-term.

So if someone is earning $40k, then the first 6k is tax-free, so there only being taxed on $34k – is this correct?

yes – I think the agent is playing you – just my opinion though.

try making a comprmise – tell the owner to install an air-conditioner, and take off maybe $5 or $10 instead of $15.

Vacancy rates are not the usual as residentail – there alot greater – be careful.

You can advertise in the paper, with an agent, on the web or via a sign in your front yard. You can also advertise in the local shops.

Like MH said, call the REA and see what the expected rent for that area is.
