I was at Readings in Carlton last night and had a flip through a book entitled, ‘SHAM’ (Self Help and Actualization Movement. “How the Guru’s of the Self Help Movement Make us Helpless”) by Steven Salerno. If anyone’s at a book store it definetly is worth a flip through and I’d be interested in peoples opinions? The author is basically stating how we forfeit our own responsibility over to Guru’s to solve our own problems. The author has quite a bit to say about Anthony Robbins and NLP, not to mention the Dr. Phils and Oprahs of the world.

I had the same scenario 6 months ago. I didn’t have time to get an increase approval on my credit card, but I wanted to use the card for a large purchase to get the extra points. I injected $5k into my cc and withdrew on the balance and paid it off (as always on the last day of repayment).
I don’t recall any fees and at the time I remember asking pretty much your question with the bank, which said ok. My cc is with Visa ANZ.

Five years ago (I think?) I saw an add about a seminar being held by John Fitzgerald (re: your question). When I arrived, John wasn’t doing the presentation (as was advertised) and the focus was very much on land content and the gentleman giving the presentation was highly negative re: investing in flats/units as their focus in property was only on land content. I’m sure many people have done very well investing in units and flats, but I do take John’s point. The other thing was that it felt a little bit like the one stop shop as you were to purchase from their group. I did however enjoy his book which I had previously read and his enthusiasm for investing for disadvantaged children.

I wouldn’t put too much into it. I mean, spare a thought for all the atheists who invest? They miss out on all the religious public holidays?

What came to mind to me was a great idea you’ve come up with for another property investing board game. I heard of another board game the other night (similar to Kiyosaki’s board games). I think though that you may have found a niche within a board game. I’m thinking like monopoly except instead of selling ‘x’ amount of houses for a hotel, or ‘get out of the rat race’, you could start with residential (neg geared, then positive), work your way up to commercial, etc??

Every Xmas I send my tenants and pm’s a xmas card. At the end of every 12 month lease, upon renewal I also send my tenants a CD voucher and a thank you card for being ‘such fantastic tenants’.

NLP has as much scientific credibility as Tom Cruises’ Scientology comments on post natal depression. I’m yet to find any study with well defined research methodology to support NLP claims. I have however come across a couple of studies suggesting that dancing, etc definetly has some positive benefits. I don’t think I’d be up to paying seminar prices though for the priveledge?

I don’t think you can put a price on a loved one. I tell you though I’m glad I quit smoking. Had a full check up and there’s nothing wrong with my lung. As for bizarre ads, the best one was in The Melbourne Trading Post last year (true story).

I personally think you could do worse than see Dale Gatherum-Goss (probably moreso if you intend purchasing multiple properties over time). However he is in Kilsyth so it may pay to ask around for other feeedback for someone closer if distance is a problem.

I think the problem with prenups if taken to the full extent legally is that they may only be valid at the time they were written(?). If down the track assets, etc change then you may find the terms of the prenup may become invalid(?). I’ve heard that by giving your partner a receipt for rent paid may circumvent this. However, it kinda takes the committment/romance out of the relationship? Just my humble opinion.

You sound pretty switched on and getting the best pro advise as recommended is not only sound advise but vital.
9 years ago I decided to have a break from work for only 4-6 months. I came home nearly half dead 3 years later! I had no interest in property before I left and it ‘may'(?) have been in my favour, for ‘my’ situation. The point I’m making is that you will have no idea how long you’re going, despite any original plans as plans when you backpack tend to take care of themselves.
I’m only saying this as you stated in your post that you don’t know how long you’ll be going (eg 6 months – 2 years). Also, if you are going on an Aussie citizen passport alone, I wouldn’t be letting customs know when you get there that you intend to work in any professional/non incidental capacity or you’ll get sent back. I’d even have your resume sent over after you get there.
If I’m ignorant and have your situation totally back to front then my apologies. Just from your post, my humble 2 cents worth would be to have the ticket of freedom and do it now because you are right. You really have no idea how long you’ll be gone. I’d hate to cut backpacking short if you get the bug, only to have regrets years later on if you get right into property investing (or anything that life may hold for you for that matter). If it turns out you’re only gone for 6 months then nothing lost in the big picture.
Again I apologise if I am being extremely presumptuos as I don’t know your exact situation. Backpacking isn’t a holiday, it’s your life! You’ll need a holiday when you return from it! (Or like others, just more backpacking!). Whatever your decisions and plans, enjoy and best of luck!

Great to hear about your enthusiasm and desire to learn more. Well done! In terms of ‘riskier’ and ‘problems’, you’ll find so many varied approaches to problems and risks that are opportunities. For myself, taking on something like a subdivision/reno/onsell would be a walk in the park to so many others. I’m mainly buy and hold. Sorry I don’t have anything more profound except to say that you’re asking great questions and don’t forget to look up anything under a search as it may be here already waiting.

Firstly, thanks Cameron (and Alistair) for the presentation and work you’ve put into on US investing and for showing the many hoops to get through (ie due dillgence, finance, etc). Also thanks Danny for keeping everyone updated. Tony, many thnaks again for allowiing the use of your office (and wealth of knowledge!).
