    Come along and meet me in the ‘FLESH’ so to speak on Sunday at the Blackburn Hotel meeting at 11am??? Also you must have ESP! I have got prosthetic wooden legs (but REAL feet!) I’ll try and get my picture up on the gallery via a friends scanner or something.

    I propose we all put in and pay you $1200 if you promise NOT to come! Either that or we start a ‘People who hate People’ meeting. “People who hate people, come together!”. “No!” “Come on Yack, you’re our strongest member!” “Piss off Gatsby!     It goes both ways,
    I’m often asked by work colleagues why I’m currently single. All I can think of is that I guess it’s going to require a very special lady,..or a bunch of average ones? My effort of meeting someone last week was this new girl where I work in disability and we just sort of clicked. Anyway I actually asked her why she was single without being rude. She told me that she only gets turned on by ‘Jewish cowboys’ (bizarre or what?). She then felt embarrassed and told me her name was Helen. I just said ‘that’s cool my name’s ‘Bucky Goldstein’!

    Rob,
    Please don’t leave. Don’t feel too ‘Hamlet’ about ‘this is the hour’ (To Be or Not to Be, etc). We need Mortgage brokers like yourself and we also need good ones for the input and we can all gain from the replies. That holds for all of us. Plus I’m running out of material!

    Thanks all for your replies, etc. Derek actually hit my question on the head. Yes it is ‘rental vacancy’ that I’m concerned about. I think the Investors club had some sort of policy where they would cover a % of lost rent during a vacancy period, however ASIC banned it. I apologize if my question wasn’t as specific to my query. I have all the other insurances, etc. Kay, thanks again for your reply as you not only give good advice, but very detailed as well.

    Hi Monopoly,
    You’ve raised an interesting point regarding rental insurance outside of landlord insurance(?). This is something I’ve often asked myself if it can be insured for. Or does anyone know if it can be covered by a different policy? Seeing as it can be a huge loss in times of a long vacancy, does anyone know if there is protection against this. I’ve always assumed that it has always been just a risk in property investing??? If anyone can enlighten me on this I’d be most grateful for their response.

    Rob,
    This is an open forum so it’s great to post in different forums on different threads. I’m currently concerned about discretionary trusts and have been given excellent advice by brokers like yourself. I’m also concerned that I named my dog ‘Stay’. When he was a puppy I had alot of fun calling him. ‘Come here Stay’. Confused the hell out of him! He’s a lot smarter now though because when I call him now he just ignores me and keeps on typing on this website. He’s an ‘East’ German Shepherd (very well disciplined!). It’s good to get differing opinions on property. Just see it as wearing different coloured socks. Who cares if you go by thickness?

    Re: drink driving. I actually went to court for parking 30cm away from the gutter!!! (no B.S.) I pleaded insanity. I then asked the judge for the time and when he told me I then replied ‘No further questions!’

    P.S. I also went to a party last Saturday and had some guy’s smoking a joint telling me that alcohol is ‘just a crutch’?????????????? Go figure?

    I used to be a terrible drinker. I’d get so drunk I’d get into my car and get pulled over by the cops. I’d think that I’d made it to the next club so I’d get out and dance to the cops flashing lights. “Hey, what is this?, a LEATHER BAR?” I’m not into this sh%t. Geeze, you guys go all the way. Forget the handcuffs!” Today with all the problems with ecstasy, etc at night clubs, drugs seem to have changed the whole landscape on alcohol! Now if I’d ever get pulled over for being drunk the copper would probably
    just say to his partner, “Get back in the car Barry, it’s just a drunk behind the wheel of an automobile. Sorry to bring your buzz down Gatsby”. Is life weird or what?

    Great thread Steve/all,
    At the conference, one bit of advice that Dave gave me was that investing doesn’t have to mean buying another property. It can mean anything from paying down one’s mortgage to reducing a credit card debt. Sometimes it helps to look within every once and a while when searching for the elusive golden fleece.

    Dear MarkyMark,
    I was a Uni student (several times!). I think if you invest in a niche property designed for o/s students that have all the facilities required, you may do quite well as the expense of studying here would probably negate the risk of time wasted in property damage, partying etc (this is still a generalization). When I rented my thoughts were on Uni life (partying, drinking, sex, typical portrayed late adolescent lifestyle/student behaviour, although this is not always the norm, I still have Uni friends and IP’s are about as important as paying an itemized phone bill!) This in my experience is in a suburban 3 bedder house. We always had a dog/s at parties, etc. I think you’ll find apartment student designed property will generally attract serious students who will one day get a job and finally realize they were better off partying and will hopefully end up on websites like this! They may make more astute PI’s as a result as well!
    Just my thoughts (and some great memories).

    Hi Geo,
    I see myself as still new to this website and even newer as a CF+ investor. I have a friend who is a trady, sleeps 4 hours a day and works the rest (building, plumber, etc). He wants to go into a joint venture where I supply the equity, negotiations, research, etc and he does the reno’s which he’s got the skills for. However his wife rules the roost in their marriage hence = conflict of interest (It’s not just my opinion, I went out wth her before). Otherwise we’d be kicking goals. As friends, we are like a family. The reality would be that he’s wife would be ultimately dictating our business. You can’t do the whole thing on your own, you need to build a team of team players. Often the hardest thing to do in life is often the best thing to do, especially in the long run. I’ve lost close friends, because instead of getting pissed with them when I have free time, I now devote it as much as possible to this website and acting as much as I can on property. You start to feel like your being ‘perceived as being part of a cult’, but the response I always get back from them is that they all still hate their jobs as much as I still hate mine. If you are true to yourself regardless of your business partners feelings you will be doing the right thing by him in the long run. As Hamlet once said, ‘Unto thyself, be true’.
    I don’t know if this helps your situation but you’ve always given me great advice (directly or indirectly).

    Thanks for the research you’ve done mate. I’m also single with no dependants so this will affect what road I need to travel with trusts and asset protection.

    I’ve got a whole bookshelf of books (which really means ‘yeah, I’m a savvy property investor but haven’t taken action!) I’ll find the book you want. Just supply the curry! I’ve spent a year in India. You can take the ‘cury out of India, but you can never take the India out of a GOOD curry! Dam, I’ve got the Babba munchies already!!!

    Hi Monopoly,
    I have’nt looked at Kay’s web link but divorce/separation gives a whole new definition to who ‘your real friends are’ considering a life partner ideally is one’s best friend as the basis of the love that it’s built on. I’ve got 2 case scenarios of 2 people I know and both scenarios suck. A very dear friend 10 years ago was living in a defacto relationship with his partner and she decided she wanted to leave and took their 2 children with her and she moved to Sydney (from Melbourne). He had access every 2 weeks, but as she took his car he had to ride a motor bike to and from Melbourne to see his 2 children every fortnight. It meant that after working full time in a factory, he was better off on the dole, as his financial commitments to his children meant he was working 50 hours a week and coming out at the end of the week with $20! Eventually the Dept of Human Services became involved as the 2 young infants were wandering outside her house naked while she was drunk off her head in the house and the 2 children weren’t seeing a cent of the father’s maintenance. Eventually he gained sole custody.
    Second scenario. A dear friend of mine from work invited me to her wedding just over a year ago. You could not have met a more selfless, lovely human being. She phoned me one night to tell me that she discovered that her husband had been cheating on her with not 1 but ‘2’ women from work, not just prior to the weddding but after the marriage! She had been making all the mortgage repayments on the house they bought and he jumped ship. Now it appears he is entitled to a proportion of the value of the house if he wants to make a claim. Is life weird or what? I’ve also been told that a prenuptial can be contested, as it may be valid at the time of agreement, but down the track as things may change then the prenuptial may no longer reflect what was signed at the time (I’ve only been told this so don’t hold me to it). The law is ‘F*#$ED’! I don’t have an answer.

    I’m a burned out ‘Disability Support Officer’ which means I work hands on with people with intellectual and psychiatric disabilities. By the way I’m NOT at all burned out by the people I help, just by the politics and beauracracy (that word!) and how the Department of Human Services puts money first and the needs of clients and workers, to best help their clients last! (Plus I was born an only twin !!!)
