I’ve seen him twice and realized why. I should have seen him the first time and bought a cashflow property. Time to get out of this armchair philosophical situation and do something about it.

Hi Kev. I’ve got to work that day and although it’s only 15 minutes away I’ve used up my 9 lives having to take the past week off. I probably won’t finish until 4-5pm. Any chance of maybe making it a dinner meeting, or one night this week? Anyway, I’ll call you tomorrow.

Gatsby!Kay I think your quite right. I guess the best analogy of a PM is the meat (or vegie burger) between the sandwich. You’ve got the tenants on one side at times possibly complaining about a problem, while on the other side they have the landlord demanding (‘I’m paying you to deal with it, etc.). The best property managers I’ve had only lasted with me for a year at best. Maybe they saw the light? Also Kay do you know where PropertyGuru is? I finally got the guts up and emailed my photo a week ago for the gallery. I thought, what the hell what I look like. At least people can get an image of who they’re posting to.

I’ve just returned from the hospital after 15 hours. ‘Finally’ my dad got a bed ( I took him back because they had discharged hime when he first went in after 3 hours and he was told to come back if he feels worse!! Do I take him back in a cab or a hearse?) Anyway he’s got a bed (had to go through the entire process all over again, hence long wait). Thanks again for all your kind thoughts!

PS. I couldn’t find a scanner after phoning 5 internet cafes, however I found a camera store and have just emailed my pic. After that race around on top of everything else I just feel like a huge weight’s been lifted off my shoulders. Gotta fly back to hospital but will pm or post about the weight loss program, etc when I get a chance and then back to this forum and property investing momentum! You’ve all been very kind.

Thanks for the weight loss/fitness tips. I went to a couple of internet cafes today but none of them had a scanner. Tomorrow I will definetly put my picture up. Actually, maybe it could do me some good. I’ll pm or post back to you re: getting serious about how to lose weight, etc. If I can get motivated enough as I have about property investing, then maybe I’ll try and apply the same discipline to losing weight? Cutting down on the beer should be easy but quitting ciggy’s? If I do get the fitness bug then maybe I could post my photo up again in 6 months or so and we can see if there has been any difference and look at the 2 photos as a kind of before and after? Stuff it! I’m doing it! Hopefully my photo will be up tomorrow? Who knows? Maybe I might end up writing a book one day titled ‘From 0 to 130Lbs lost in 3.5 years!

As if the baldness isn’t bad enough! Actually my weight problem is more of a personal concern. No offence taken. Monopoly and Kay, thanks for the kind compliments and concerns re: my father. Dad’s still in hospital and still waiting on the results. I guess I don’t stand a chance with single lonely guy. Anyway, I’ll find time this week and go to an internet cafe and get my sorry ‘George Costanza’ arse on the forum pics and get it over and done with! I’ve managed to find a couple of photos of me taken 2 weeks ago so you be the judge. As they say, beauty’s skin deep, but ugliness goes straight to the bone.

You beat me to the ‘post’! To think I was worried about losing a day’s pay for a PI meeting? Thanks to you and all those who attended who made it a great success! Like I said to you KrazyStyler, the location is irrelevant if it’s in Melbourne. Just a thought though. Perhaps next time we probably shouldn’t book for a table of only 6 in case we strike the same problem again. The back bar doesn’t have seats so it means that if more turn up than anticipated like Sunday then we won’t have to play musical chairs as people continue to arrive, etc. I’ll phone you and look forward to setting up the next meeting. I really appreciate your concern re: Stan’s (my father) stroke. He’s taken a bit of a dive and he’s having an MRI tomorrow. My mother’s deaf so I’ve just been flat out since Saturday with work/hospital/advocate, etc for him. I bought him a DVD today and some early Jane Austin B+W flicks so he can sit up and watch them. Now to all you female ‘spunk rats’, out there just tell me how the hell I can put a photo up on this site to show you my bald headed, beer gut, short statured appearance. You never know. There may be someone out there to save me from this empty vessel of an existence I lead. ‘Seriously’, just post or pm me and tell me how I can get my photo up as I’m an ‘internet bilingual illiterate!’ I can’t understand how to use the internet in 2 different programs!! I guess I’ll have to go to an internet cafe and get them to scan my photo on this sight or something, but if anyone can help feel free to contact me. It’s about time to I reveal the true ‘Great Gatsby!’

Thanks for your replies. As Julius Caesar once said to Brutus, “The fault dear Brutus, Lies not in our Stars,
But within ourselves”.
I should have been more diligent from the word go. But as I have gained more momentum from this site, etc, I continue to learn. I don’t see any benefit in exspousing the flaws in the PM, as her faults as a PM are a reflection on my failures as a landlord (hate that word!). None the less all your points are valid and rather than give her a serve or leave her high and dry and let my new PM take over, I think it’s more prudent to actually make an appointment and sit down with her and discuss where I’ve felt dissatisfied with the service and offer some constructive criticism on how I feel things can be improved in the future for herself, myself and above all, the tennant. I don’t feel there’s anything to be gained by adding animosity into the equation. If I get into ‘I’m right, you’re wrong’ scenario then it just drops down to a no win all round situation. Hopefully she will come out of it with a better understanding and service for the next landord on her books as a result and I will hopefully have learned by my lack of being more involved in the responsibilty of PI. Thanks again for the melting pot of ideas.

My answer to your questions ends with one word – “CONGRATULATIONS!”. You’ve started on the path. Be a sponge and soak up as much info with everystep. If you don’t, the fear of tripping will stop you dead in your tracks anyway.

as I was saying. If my right to life was on the line in ‘China’ I’ve discovered an off shore fund based in Hong Kong where you can invest in Biocryogenics. So I figure that if I am killed I could always have my body frozen, which when thawed years later would by then mean a massive win win realized capital gain waiting for me in unethical Biotech shares that I recommend you,……..Oh who gives F#$@!

I’d agree whole heartedly with the last post. Four years ago someone told me to read ‘this’ book. Robert Kiyosaki’s ‘The CashFlow Quadrant’. It’s not the first book he wrote but I’d recommend reading this first. It changed my whole life and I was able to grow Roses out of shit after it. I mention this book (Rich Dad, Poor Dad, you could read first too) because it was the start of a continual cascading change in my thinking and an ongoing desire to continue learning. Good luck!

Gatsby!Hi Stu, What about cross collateralization in regards to starting with the ‘end in mind’ as opposed to how most PI’s in the last/current boom purchased (ie ad hoc). I guess it’s starting with a plan rather than the ‘property’?
Great mag (especially now that it’s monthly). Another subject somehow might cover the real value of taking due diligence by the use of some helpful resources available to tap into to fast track this, versus potential pitfalls of risking handing over the responsibility of property investing with buyer agents/ investing clubs, etc.
