    Yes don’t let the lack of an avatar fool you, it’s still ME! Gatsby!!! I’ve just returned (literally) from a week climbing mountains in Dargo high country. I don’t have an avatar because I’m that bloody computer dyslexic that I don’t know how to add one. GeeeeeeeeeeZ! You’d think that real people look like cartoon characters in real life? I mean sure, I had the hots for ‘Wonder Woman’ in the cartoon when I was 9!!!!, but lets get real here as adults! This Freudian thing about ‘choose an avatar on a subconcious level????? Even Freud said, “Sometimes a cigar is just a cigar”. Anyway, it’s good to be back on the forum after a week away. Back at work next Wednesday (Errrrrrgh!). I think the real question shouldn’t be ‘Why don’t people use an avatar?’. I believe the real question I would like to know is why do some people use so bloody many to hide behind?’ Anyway, it get’s a bit ‘me, myself and Irene’!

    Hey!, let’s not get too hung up about the age issue! I’ve only been investing in property for 4 years and 3 of those four years were dormant investing years until Steve’s seminar in March this year. Despite not having purchased another property yet, I have re educated myself financially and refinanced and consider myself to be a far more pro active investor now than when I bought my first 2 investment properties! Now getting back to this age issue! Don’t let it get you down. I’m 37 and gave up after I kept a diary after the day I was born!
    Day 1/ Still tired from the move!
    Day 2/ Everyone talks to me like I’m an idiot!!!!
    Day 3/ From day 1 to day 2 my age has doubled!!!!!!!!
    Day 4/ If this keeps up by the time I’m 6 I’ll be 90!!!!!!!!

    Congratualtions! You’re not only on a path beyond your years but carving your own path at the same time! For all of us ‘oldies’ (whatever that may mean) someone once said to me that it’s never too late to become what you may have been. Jo, as always, your words and advice are not only encouraging, but inspiring (AND YES EVERYONE, I KNOW JO IS MARRIED, THAT’S NOT THE POINT (lol)).
    My original post was merely a reflection on a change in my direction in life that people I have grown up with have cottoned on to but can’t see the point. I don’t talk about property to all here and sundry. It’s more what I do now, not so much what I say (ie, discuss the market etc.). My friends have since learned to accept me for who I am and what I do as they always have. I guess they are feeling the pinch a little (at the risk of sounding arrogant) by the lack of my prescence in there lives that I used to spend, which is now time dedicated to property. I don’t want to sound esoteric or wanky in that comment, but we can all look back on life and say ‘If only,……..’ Well there is no future. TODAY is the future and I guess I’m just getting better at time management. Often I may quote stuff from property and Shakespeare and the reason is because they both have parallels, they both have stood the test of time. Why else would we still put on works by Shakespeare? My view is because despite his works being over 400 years old, the human condition and questions he poses are still as relevant today as they were back then. One of my favorite plays would have to be Hamlet. Jo your generous compliment of being tru to myself reminds me of Hamlet ‘Unto thyself, be true’. I guess that’s the ultimate maxim we all strive to live up to? The gist of my post was the feeling of knowing you are being true to yourself despite ‘the slings and arrows of outrageous fortune,…And by opposing, end them’ I wish everyone ‘Outrageous Fortune’ (lol).

    I am by no means a whizz kid at all. Hell, I’ve been stressing out just going through a basic refinance. However this is my first refince so, it’s natural to stress out. Now that it’s nearly complete, I’m looking back on it in hindsight as ‘well, that was no big deal’. As tempting as using a buyer’s agent (and I’m assuming this is what you are doing to whatever degree in the buying process) you are robbing yourself of the most important part of buying ie, the ‘process’. I know you want the best outcome and that baby property but truly, people on this site will answer all the questions you need that arise throughout the buying process (even the dumb questions that ‘I ask’ which often can be the most important). Worse still, is that whoever buy’s on your behalf will be making a profit which is money that belongs to you for maybe the next property? However, the worse thing they are robbing you of is the lesson you’ll learn. I agree with all the above posts.

    Who’s up for the tennis tonight? I think Hewitt and Federer are playing. I’ve got to have an early night. Pity, this match really should be the final. If Hewitt does pull it off like he did in the Davis Cup Semi then I think he’ll probably go all the way. Go Hewitt!!!!

    I’ve already bought the ticket! Thanks again Steve for not only doing it for the price, but for just taking the time out to do it! Also I am enjoying Fast track 2! Again looking forward to the conference and meeting a few faces. The first conference kicked me out of a 4 year investing hiatus!

    Dear bjb007 and Purplekiss,
    I concur whole heartedly. I recently received mine and the old adage money is infinite but time is finite holds true. I went to Harvey Norman and bought a $60 CD walkman and now I plug it into the car and play all the CD tools I’ve purchased from Steve while I’m driving. I haven’t finished Fast Track 2 but when we all complain that there’s not enough time in the day then just see where our time is spent? For me and most people it’s in the car. So now it’s out the window with tapes/radio and I just play these tools again and again and again. The interesting thing though is that unlike a song that you eventually get sick of, by replaying the tapes/CD’s over and over again you pick up on something that you missed the first, second, third time,……….. The day you stop learning is the day you stop living.

    Hi Scott,
    I’m sorry because I don’t know if this reply will be of any benefit from a legal/professional slant. However I spent about 6 months in the middle east around 96/97. I camped out with some Bedouin Harajat tribes in the Sinai desert for about a month. I spent about 2 months hitching top to bottom in Turkey. The tourist side pretty much starts on the Aegean coast down to the Mediteranean. Places like Marmares, Fetiah was where most travellers hung out but I avoided them and went further east on the coast and worked in a pension (small hotel/backpacker accomodation). At the time it was fairly primitive in creature comforts but the ocean views, etc were magnificent. At the time a couple of smallish hotels (perhaps 2-3) were being built and in Cirali where I stayed, always had a strong contingent of Germans that would travel and spend a fair bit of time there. Also the poms loved it and always wanted their ‘continental’ breakfasts, etc and paid big sqids for the comforts they expected (I could never work this one out at the time as that defeats the whole purpose of travelling to another country and learning from it’s culture). From a marketing point of view though in hind site I can now see the potential!! By now the southern strip may have been out built? Never the less, you may have hit on a gold mine? I realise we are now in the age of terrorism, however it was still real at the time I was there with the PKK. If you suss out the legalities, etc you may find you have accessed an international Aussie/UK/German ‘Bali hotspot’ waiting for the picking? From all the other recent backpackers I have talked to they all concur with my experience. Turkey is probably the most favorite place to holiday/travel to.

    Dear Steve,
    My Broker, social worker, advisor, political commentator and good friend! I never knew! Congratulations are in order. You do deserve all the appreciation and warm wishes from all on this site. As in a previous couple of posts that I replied to, I often didn’t mention that Steve has become my fairly recent Broker and for good reason. To reiterate, I had screened several Brokers and Steve spent a good 4-5 hours ‘actively’ listening to my financial situation re: IP. All the others couldn’t wait to give me the best rate to refinance to and give me an incentive commission kick back to boot! Steve was the only one who was not only genuinely concerned with how my refinance would influence my investing not just presently but more importantly, down the track for the long term and for this I thank you mate! Often if one wants to hear what someone is saying, then listen to what they are not saying. On this forum Steve you ‘actively listen’ by measuring and taking your time in the quality of your response, not just the quantity. All I can say is if I had three terrific Brokers/friends, you would be two of them!

    Hi Jet, let me know how you’re going. I hope the pm was of some help. Pm again if you wish. Celivia smoking does affect guys too, lowers healthy sperm up to 30%. However, considering the average ejaculation consists of 200 MILLION sperm it’s like losing a small village on the planet if every sperm one the race! (lol) Again, nicotine has shown to be more addictive than heroin, crack and cocaine combined! The physical withdrawal may not be as physically painfull with cigarettes but the pull of nicotine addiction is stronger. The only way in my own opinion is firstly you must want to quit-period! More importantly though is that you MUST DO SOMETHING TOTALLY INCOMPATIBLE TO SMOKING. You have to get your body to physically reject everything about smoking. That starts with removing yourself from fellow smokers, stop all the antecedent behaviours that precede a fag (coffee, alcohol, pubs, whatever). The only way though is to exercise. I can’t emphasise this enough. Your body will not want the shit from a cigarette after your sweating like a pig and your lungs are TOTALLY CRAVING oxygen. To me it’s the only way. For me it’s weights but it can be anything that gets you puffed out to the point where your lungs crave oxygen.

    Rob’s got it in one. I realise there are people who have used Kevin and Kathy Young’s ‘Investor’s Club’ and have done well in the boom we have experienced. My involvemnet with them was not however quite so fortuitous ‘due to the boom!’ It’s a long story and I’ve just returned from the middle of no where in north west Queensland and I am in desperate need of a shower, etc. Will reply back soon. Until then, let the words ‘due dilligence’ be your mantra, over and over again! Sorry for the brief reply but after my shower, unpacking etc, I will try to get back and answer your question. In the mean time, get ‘Erin Brockovitch’ out on video!

    You’re spot on. The other actor along with Rip Torn was Bruce Dern. Apparently Dennis Hopper and Nicholson smoked over 150 joints during the camp fire scene (bit hard to believe). Nicholson was asked to go down and see how the film was progressing as Hopper was off his head on trips. Nicholson joined as a small part playing the local alcoholic lawyer who goes for a ride with them when they all get out of jail. Nicholson’s character was called George Hanson.

    Peter Sellers was a ‘Goon’. Also, Geoffrey Rush has just finished filming the life of Peter Sellers. Rush seems to have such a malleable face. Trotsky in ‘Frieda’, etc.

    Hi Monopoly,
    I probably don’t have the experience or market knowledge of other’s who have replied, yet despite this, I think the advantage is with option B. Having the Uni means Uni students independence will probably demand a rental property and therefore I don’t think you’ll have a vacancy problem. Also I don’t feel Uni students will be too worried re: appearance of property as say for example a young couple may be. Also, being close to a Uni may mean low risk of vacancy period?
