    Personally,
    I’d feel uncomfortable getting a group photo of my tenants and I’d feel uncomfortable of my tenants taking one of me. Plus photos don’t always turn out perfect. I just had my driver’s license renewed and deliberately had my photo taken ‘out of focus’! When a cop pulled me over and asked for my licence, he took one look at it and then looked at me and just said ‘here, you can go!’

    I think you’ve already passed your course with High Distinctions after reading so many replies and tangents that have branched off from your post. They are however IMO all great ideas and valid. Personally I thought Ali G’s reply was the best. (And Ali G, if you stay online, later I’ll get your details and email you an autographed copy of my latest book on personal development entitled , ‘I Gave up Hope on Life and it Worked!’). Take all the above and put it into the melting pot and use what works for you. For me, yes it was mneumonics (we had to study mneumonics so we had no choice!). Correspondence must be a battle for you but I found for me, strength was in the grope (I mean ‘group’, sorry!). Study groups helped share, answer and reinforce ideas. Maybe you can organise this online or via phone? I used the best time in my circadian rhythm to churn out my best work (between 10pm-2.30am). My room looked like John Nashs’ office out of the movie ‘A Beautiful Mind’. I had my room wallpapered in formulas ‘literally’ when studying stats and research methodology so I couldn’t avoid being exposed to it. This also works well on the toilet wall. I also believe Ali G’s right about cramming. It should be used as an adjunct, not as a sole study method in isolation. Often the night before an exam it somehow squeezes out some ‘creative mental muscle’ to write an exam. I think it’s because at this point the stress of ‘nowhere to run to’ forces the ideas to come out. Probably the best way to study and pass is so simple yet is probably the number one reason people fail (apart from performance anxiety) is because they don’t ‘READ WHAT THE QUESTION IS ASKING’. I’ve often written what I though in my mind was a great essay for example and only got a pass (just!). The reason generally was because I didn’t answer what the question was asking of me (eg ‘dicuss’ requires a different response to say ‘what are the differences,…). High light with a marker these main important terms in a question and keep going back to them as a point of reference when you feel you maybe going off track (hell, I wish it worked for me!). And lastly, when you sit down and are about to begin studying, isn’t it amazing how ‘that book shelf’ that is in a heap SUDDENLY needs your total attention to be totally reorganized? That dog you own that you never walk SUDDENLY requires a life saving walk for an hour? Procrastination is the biggest killer. Never, ever forget to reward yourself after each study session or when you have achieved a study goal (eg pass an exam).

    Oh and if you are studying via correspondence, don’t feel tempted to hitch back to Campus! I didn’t have a car doing my first degree so I would often hitch. One day one of those huge semi trailer trucks that carry about 6 car yard vehicles on the trailer pulled over and told me he had no room in the cab and said just jump inside one of the cars on the back. Well this guy must have really been into picking up hitch hikers because he picked up 5 more. It was great. WE ALL HAD OUR OWN CARS!!!! Then he went 113kms and hour and WE ALL GOT SPEEDING TICKETS!

    Also saw the shorts to ‘The Life and Death of Peter Sellers’ with Geoffrey Rush. I never liked him as an actor initially, however I have started to warm to him quite a bit. He’s a true chameleon.

    I guess one I forgot (unless someone else has covered it) was Spike Lee’s ‘When We Were Kings’. I’m no boxing fan at all, but this Doco showed the power of the human spirit and the method in the madness, despite all odds. One thing I’ve noticed is that Doco’s of late have made somewhat of a Renaissance over the last 18 months – 2 years! Generally the quality of Doco’s that take out prizes are now taking out ‘Grand Jury’ Prizes over entertainment films in places such as Canne, Sundance, Berlin, etc., despite staying within budgets that are a fraction of mainstream entertainment. I’m not just referring to the obvious Mike Moore stuff, but it’s great to see countries like Iran and Russia kicking arse, etc. There is some real talent and thanks to Indy movie outlets these producers/directors are starting to receive the accolades they deserve. It will be interesting to see what comes out of the International Brissy film Festival (Toni Collette’s film for one) that makes it to mainstream outlets? That in itself is a huge achievement!

    Fantastic analogy Re: coins doing benchpresses, squats, sit ups, drop sets, super sets, etc. Now if I could just apply the economical mechanics of weight resistance training to property investing, well I’d be worth my weight in gold (coins)! Seriously though SIS, you’re analogy is quite apt! Well done!

    Today I saw ‘Bus 175’. Fantastic documentary and a very sad and tragic one, left me in tears. Kay, I think you’d enjoy seeing this. I won’t describe the story but if you’re in Melbourne then go to the Nova where it’s showing.

    You’ve hit it on the head. Often we are sitting on a mount of knowledge and act and believe that’s all we are capable of doing. Then we look up and see a huge mount (knowledge) that we weren’t aware of. The moment we discover this (knowledge) we immediately become aware of how much we don’t know (our ignorance). I think Socrates put it better than I can but what you said is true.

    Hi kay,
    I guess I answered what I wanted to say in a confusing way, because your reply is what I was on about. You must have your own life individuality in a relationship. My comment was that if one partner chooses PIing and the other is anti PIing, then you have a hard battle on your hands.

    Hi Vicgirl,
    The ‘rent reliant’ attitude of banks was something that was new to me a while ago which was something I never considered (after all, the goal was to have rent’s eventually replacing your income?). Also never be too shy too ask the most ‘simple/stupid or basic’ of questions, as these will be the foundation blocks of your soon to be success!

    I have to agree entirely with Derek’s advice. In a relationship you must maintain a sense of individuality, but in property, if one is interested/passionate and the other is not then it will be bloody hard work and will hold one partner back. However, you mention that the difference in the relationship is in comfort levels in property. Great! Therefore you both are in the game, otherwise this can be the biggest set back in a relationship and investing where one is passionate and the other partner prefers ‘golf/netball’, for eg. At least your both on the same journey in the same car! Eventually no matter who takes the wheel, the quickest path will speak for itself.

    Hi Aceducey,
    I think you’re correct. The ‘fess up book’ will sell like elusive cashflow properties get snapped up. I’ve actually decided to finally write a book (after a lot of soul searching) about my life. Don’t hold your breath though, but ‘somehow’ I’ll find a way of doing it. Be careful though when you read it. I wouldn’t want anyone ending up in a ‘speed’ reading accident by hitting a book mark.

    Love is a funny thing.
    Sometimes you can be sexually/physically attracted to someone and yet the more you get to know them, if the lantern is not lit from the inside, their beauty as a whole quickly fadess. Then you can meet someone who you can’t possibly imagine in being in a relationship with. However the more you get to know of them, their lantern gets brighter and brighter. Before you know it, YOU’RE IN LOVE!
