    Hi Ricardo,
    When I came back from overseas in 1997 I looked into The Australian Housesitters Society (I think that was the title, ?). I payed a fee of roughly $100 to go on their list. You can put your preference to house sit in Melbourne for example under 3 regions. I chose an area covering Toorak/St Kilda, Albert Park. I figured this demographic could afford to go o/s and require someone to look after their property. I didn’t have any luck. However a friend who I travelled with came home and also went on their books and got a house sit position for 6 months. In that time they were able to save up a deposit for a home. I think the organization sprang up from Sydney(?) I have no idea how they operate today, however I can vouch that my very good friend did manage to house sit. Requirements may mean you may have to walk a dog every day, clean a pool, etc. However for the sake of not paying rent it can work out quite well.

    I’ve just completed a search on Google for ‘Packenham and population growth.’ I’ve done a print out and it seems to cover a broad sweep of southern Melbourne. Does anyone have any suggestions/tools to fine tune into Packenham? I’ll change my avatar quote to ‘Will Work For Food’ (in exchange?).

    Hi XXX,
    I purchased it and I thought for a savvy investor who definetely wants to extend their property port folio and look for greater gains then it would be a good buy. It was good to compare the differences on how property runs over in NZ compared to OZ. However, unless you intend to purchase in NZ and wanted to use this as a starting point, then I can’t say I would whole heartedly say go out and buy it for the sake of it. Still, it does have some interesting points. Probably chatting with Mini Moghul, Westan, etc could also be a good place to start.

    Guru or whatever we call them, whether they are right or wrong is one way of perceiving them. I think we aid their guru status because inherently there can be that inkling inside of us that believes ‘there’s just one last secrect in this guy/gal’s seminar, book, product, etc that I need.’ Once we ‘think’ we’ve captured that ‘final’ missing element (which we believe before we will start to believe in ourselves) then they continue to remain on a ‘guru’ platform because of the second life we have give them in our search for the Holy Grail (eg Kiyosaki’s stream of books). Personally if Kiyosaki’s rich dad story was BS then all that means to me is that it has changed shelves at the book shop from ‘nonfiction’ to ‘fiction’. If it still had the desired effect then so be it. It did for me.

    You’d probably take the piss out of me if I smoked! Well I can tell you now mate, there’s nothing wrong with my ‘lung!’ (Now picture Gatsby on his weekend binge looking remarkably like ‘Les Patterson’ stating ‘marijuhana is just a cruch!’).
    Actuallly it’s interesting how this thread has fleshed out. Apart from the amputee pun, I was actually posing a serious question for people to consider. I have no opinion of Rene. My question really was to ask if the law should punish someone for having a disability? Too often, a disability is the visible (eg. amputee, etc). If Rene’s done the wrong thing legally then as Hynch says ‘if you do the crime then you do the time.’ I just found it a little absurd to use his disability as the ‘REASON’ for his punishment?

    That is pretty selfless in what you do in giving your time when we consider how precious spare time can be. Ali G, don’t worry about the lack of other students mate. The fact you’re studying and involved in property means you are in many ways ahead of your time. I’m ahead of my time in some ways too (but only by about 3 hours!). I work in disability with intellectually and/or psychiatrically disabled people. Up until about a year ago I would spend up to 90 hours at work. However I feel that I’m now at the bell curve of life and have cut back my hours and I just spend less money accordingly. Also I try to make ‘quality’ time for myself and/or with friends with the time I’m not at work.

    Hi Karyn,
    I’d have to agree with Steven. I made the mistake of not starting with a plan and found myself paying excessive interest rates and having 2 properties that I own tied up. This limited my borrowing capacity while at the same time, kept me stuck to paying higher repayments each month than was really necessary (money down the drain!). I think the only dumb question to ask is never asking one. Keep reading the posts, other forum sites, magazines (API, etc.) and you’ll find that you will soon start to glean information that is relevant to your situation. If you start with the end in mind, then that alone will guide you to the questions you need to ask and the answers your bound to receive. All the best!

    I would by no means see myself as a mentor, however I have been a student and you know where you want to be. Feel free to pm me if you wish. I guess it’s better to learn from other people’s mistakes. The next best thing is to learn is from your own. If you can circumvent from making your own then you can be one more step ahead!

    I’m not into cults myself (which by having said that means am I?). I don’t know if anyone saw the doco on ‘Waco’ about Davis Koresh and his compound in Texas about 10 years ago that ended in tragedy. Well firstly, his real name was ‘Vernon’! Let him be Jesus for a couple of months! I mean, who’s going to follow a messiah named ‘Vernon’? Isn’t it weird though that people snap and think they’re Jesus? Why don’t people snap and think they’re Buddha? Especially in Australia and America where most people resemble Buddha instead of Jesus? I was o/s just after this broke out and their was a very strong Australian contingency in the Davidian compound and a lot of Americans were curious and were asking me why their was such a huge Aussie following because Koresh was so weird? So I thought about this! I said well, frustrated musician, armed to the teeth and wanting to have sex with anything that moved! Hhhmmmmmmmmm! “I don’t know how to tell you all this but,…he sounds like all of my friends from Australia!!!!! I don’t know if this is going to be an isolated incident!!! But if you watch the video, which wasn’t shown on any major public news access source, you’ll see Bradley tanks shooting fire into the compound compared to the news source showing tear gas to help the mothers and the children get out??? (‘correct me if I’m going off the story here!!). Yet I’ve seen with my own eye Bradley tanks shooting fire into the compound which basically means that everyone up from the FBI the ATF, Janet Reno and including Clinton are liars and murderers! The American government said ‘Well, we had to burn the compound down because child molestation was going on.’ Well if that’s true how come we don’t see Bradley tanks knocking down Catholic Churches?’ (That is if child molestation is really their concern!). I’m not into cults, but more to the point I’m not into the media. To me it’s like taking black paint to your eyeballs so that we can become a 3rd world consumer plantation. I’ve been described as Koresh before (except without the firearms an women!).

    Hi Marc,
    I’m not implying that property investing is boring. I’m say that ‘I struggle because I find it boring.’ I know lots of people live for it and can’t get enough of it. I wish I had that natural interest. I almost envy them. It’s just a hurdle I have to overcome. For example I’ve literally just finished doing my tax 20 minutes ago (it took me all weekend) and it felt like ‘studying accounting’ back in high school despite knowing that I’ll get a tax return from doing it. I choose property because it’s a way out of a job and possibly a way of helping others one day.

    Kay,
    Here’s my review. While I was waiting out the front of the Arts Centre. This guy came up to me and asked for a ciggy, then another. I gave him a couple but after I had previously that night had a huge blue with my area manager I wasn’t feeling the most philanthropic. I think I mentioned something to him like ‘get a job’ and he walked away unimpressed. At interval while looking around at all the bigwigs who where there (it was opening night) like Geoffrey Rush, Steve Vizard, et al, I noticed the same guy from out the front standing at the bar? I looked down at my program and looked up at him. He was the AD (Assistant Director)!! I walked up to him and said “great show, do you need a light?”

    Hi Ali,
    I went to my first seminar in March of this year. I only went to get my money back! I had the flu, couldn’t be bothered, etc. So anyway, I went along and it actually took me back from the brink of forgetting about property forever. When I got there I told myself that ‘you’ve paid the money and so if you don’t learn from this Adrian you will NEVER learn!’ So I stayed and my focus went from having the flu to realising that if I don’t do something about property (especially how to get over my problem that I find it boring) then I’ll never move forward. For me that seminar was worth every cent because I was in a really bad space at that time. Since then I’ve taken some baby steps (nothing great) made a ‘lot of great friends’ (that individual knows who he/she is!) and by taking part in this forum I’ve somehow managed to enjoy property a little more (‘enjoyment’ and ‘property’ don’t have to be mutually inexclusive). I’ve learned a lot from some great people on this forum and maybe one of my replies may have helped someone else? I think Ali if you have a strong sense of where you’re at and what you expect to get out of a seminar, you will be in a better position to know whether it’s worth attending one. For me it was worth every cent, but if I was attending from a different mind set then it’s possible that I may have come away disappointed?
