    Hi Viralk,

    Basically I see three choices.

    1. Go see the neighbours and check them out. See if they are as tough as the agent says they are.
    2. Buy the property and hope the neighbours aren’t as bad as they have been made out.
    3. Run a mile from this property.

    If you take choice 2 and it turns out to be true about the neighbours you will be stuck with a property that you can not rent out or sell, thus sapping your money. I personally would opt for option 3, could not be bothered with the hassle even if it wasn’t true, there must be something going on.

    Hi Garger,

    It is worth keeping in mind what goals you have set yourself. If you are looking at a monthly income then the 11 second rule is the best one to apply as this gives a good indication of the yield you will be receiving. However if you are looking at long term growth then the 11 second rule may not be useful. Generally high yields do not give high long term returns. So your investment may not grow as much as you have expected.

    Anyway just make sure you align your goals and your property.

    Hi Sooshie,

    First off he needs to come clean with his family, they stand to loose just as much as he does. They are the victim, not him and he needs to understand that he got them into this mess.

    Just a couple of pointers (possibly). Not knowing his current available assets it’s difficult to comment. However I would agree with Leigh. If possible can he review all his possible assets (that would be cars, CD collection, paintings anything) and see if this can be sold off. Next can they move out of their current place and rent something smaller, while keeping the house? This could then be rented out to someone else, thus generating an income. Remember this is what we are all looking at doing, generating an income from property.

    You said he did not have a job. Is there anything he can do? This could be working stacking shelves in a supermarket, anything to bring in a bit of cash. Can his wife help out? Can she work or is this not possible?

    Has he been to a finance company to see if they can help with the debt? He needs to be completely honest with them!

    Lastly, he needs to get some counselling. He needs to face the facts before it gets any worse. And he needs to build a plan of how to get himself and his family out of this situation and back to their current lifestyle, without the deception.

    I hope this helps, but I’m sure you have already thought about most of this.

    Hi All,

    A very interesting topic and one that is of interest to me personally. Can I therefore offer one suggestion. Is it possible to set up a company or trust? You could then award directorships / partnerships to each person involved in the arrangement. The issue with this would be how you would raise the capital for each property. Any thoughts or experience with the above?

    Hi Bruce,

    Just thought I would drop you a line from one of those Pommies you so thoughtfully brought into this debate. I actually feel very sad for you[:(] You have obviously had a very hard childhood and adolescence and feel that you have achieved all you have on your own. Now you feel the need to show people just how far you have made it. You do not seem too bothered as to who is listening as long as someone is.

    The biggest problem is that although you can dress a man in a suit (although probably not your style) and give them all the money in the world they are still the small minded person they were when but a wee little boy.

    Maybe take a long hard look in the mirror one morning and decide if who you are is the best you can be. From the posts you have put out so far it would seem not [:(]. But I guess you sleep well, and as long as you are OK then you don’t care about anyone else. It showed when you mentioned non payment on the taxi license, you would just take it back rather than try to work out a win-win deal. Anyway, sleep well, and I again offer you my pity. [:(]

    Are you looking to have these properties in a trust or all under your name? As this will be your source of income have you considered tax issues?

    Hope this does not sound insulting as this is my road map also, so any insight would be of interest to me.

    Thanks some very useful information. I am still moving forward with the purchase and just trying to get the mortgage sorted out. Being non-resident I can only get an 80% mortgage, so makes the finance a little bit harder.

    Hi All,

    First of all – great idea Leigh [:D]

    My name is Adam, 36 yrs old, working within the construction industry in Hong Kong (originally from UK). Separated from my wife[B)], luckily no children to get involved.

    I am looking at generating a passive income so that I can retire within the next 10 to 15 years[;)]. My strategy is to purchase buy and hold properties for 5 – 10 years, sell and then reinvest the profits into positively geared properties. So initially if the properties are negitively geared but will make large capital gains then this is not an issue.

    Looking at purchasing my first IP within the next couple of months as an off-the-plan.

    By the way. This web site is excellent and the people involved are positive, helpful and respectful.

    Re-deposit bonds: No I’m not I was just going through the normal mortgage route. Is it more advantageous to use deposit bonds? [?] Sorry for the dumb question, still learning

    Hi Milo,

    Thanks for the information. Yes Southport does look like a very attractive opportunity. I am looking at buy into a new development. I have put in an offer and the price of the other units have already started to go up! [:D]

    It’s comforting to hear your comments about not relying on tourism as it means this will be a growth area in it’s own right. Likewise I understand there to be a lot of facilities in the Southport area, such as shopping centres, hospitals and the like. Fingers crossed as this is my first (of many!) investments.

    Hi All,

    As a newbie I agree that we ask what you old hands will call stupid questions that have been asked time and time again.[:I] But remember what it was like when you first started.[?] Yes you can read books and learn, but if you don’t have a mentor or a teacher to bounce ideas off then how can you expand this learning.[B)]

    It would be a great idea if when placing a post you can select certain criteria that will make the search more user friendly.[:P] I remember trying to find the “11 Second Rule” on the forum as someone said it was previously placed on the discussion board. I had no luck and unfortunately I still don’t understand this rule.[xx(]

    Anyway if something could be done to make searches easier it would be greatly appreciated. And I would ask all of you to have a little bit of patience with us novices. [:D]

    Hi All,

    This sounds really exciting. I just need to know one quick thing (so please ignore my ignorance). I am looking at purchasing in NZ but am not a citizen of either NZ or Oz. Does this cause a problem or is it similar to the regulations placed in Australia (i.e. can only purchase new property, etc..)?

    Thanks Tim and Trueblue,

    I am most definately in this for the long term and am looking at purchasing at least one property every 6 months. Thus within a five year period I will have at least 10 properties. I will need to look at the tax breaks that a company will offer as opposed to an individual, but the information you have given is very useful. I work in Hong Kong and therefore there are other issues that need addressing, such as having to purchase new property as I am not a resident of Australia.

    Anyway thanks for the info!
