    yeah its the summary from the bank (Homeside). The 66400 was my 80% loan.
    So how should it have been?
    Should the SD come from my own pocket and not the loan amount?
    From that summary i gave u, it looks like the seller paid for the SD doesnt it??

    westan,

    wait a second, how come i am paying the stamp duty with part of my 80% loan? I can see how the seller is taking the payment from my bank and distribute it to his bank, his pocket, his solicitor,…. but how come my stamp duty as well?

    I mean SD is included in the purchase price? Is that why u didnt include SD in your previous calculation for my other property?

    wow, your calculations is kind of strict compared to mine. Usually I just go rule of 1.6, and my vacancy i assume only 1 week[:)]

    I used my software to calculate, and came up with about 6.5% net yield (my liberal calculation), and with Enjolady’s case, I came up with around 7.3%.
    Is that what u got Enjolady?

    Hey i got another q.
    I was looking at another of my property loan summary, and here is what it says:
    Homeside Lending 500
    Commissioner of State Revenue 2021.60
    Registrar of Titles 413
    Deacons (whoever that is) 189.26
    Gippsland Water 93.20
    My COnveyencer 496.86
    Seller’s conveyencer 503.25
    Bank of Melb (the seller’s bank?) 37,906.59
    Seller 24.252.24
    Bank Cheque Fee 24

    Total 66, 400 (this is total loan amount, which is 80% of my 83,000 purchase price.)

    When does the stamp duty gets paid?
    Is it one of the item (but didnt say stanp duty)?

    the property is a vinyl clad, newly renovated throughout.
    I offered 92,000 with the full furniture, and the rental should be about $140 – $160 best.
    The capital growth has been about 9%, median about say $65,000 in that area….

    My offer has just been accepted.

    What do u think of it?

    If a property in a small country town is sold at 92,000, just newly renovated throughout, with all furniture, 3 rooms, big garden, and the rental is $150 per week, would u guys take it?
    What kind of returns are u guys looking at?

    hey guys, what about the deductible items. How would my accountant know how much is the value of the fittings like lights, oven, heater, carpet and others?

    Does the seller need to give me a list of their current value or something?

    The things that come as “Furnitures” are
    Beds, drawers, sofa, dining table, Tv, video, lawn mover, Washing Machine, Fridge, Microwave, and the Oven.
    They are in good condition, only about 2-4 years old.
    So these are tax deductible items huh?

    And the value (to base the depreciation on) is determined by how much i bought it for from the Seller?

    the only thing i think is valuable from that book is that she recommends Interest Only loans and explains why its useful.

    No not yet.
    to think that this guy spends so much of his time investigating and researching about Kiyosaki just to discredit him (even if its true or not), makes me wonder how negative this person is. Imagine spending months and months researching on someone which he says he doesnt like, boy this guy sure has lots of spare time. My message to him is “get a life! Go towards some worthy goals, not waste your time going against others”.

    He reminds me of the guy in the early 1980s who wrote such a thick book (half the thickness of the Oxford Dictionary!!) just to disprove Carlos Castaneda for making up those stories. Well these writers if they really did, their intent was to get useful messages and distinctions across to the masses. And its fact that the masses are more drawn to amazing stories, not boring daily stories.

    Hey next year I am going to write a thick book to tell people that Men Are Not From Mars, Women are Not From Venus! John Gray watch out !

    That all seems ok to me if thats real,

    remember its what u get out from the book thats valuable. The rest is just that – stories, examples, analogies.

    In the 1960s, Carlos Castaneda wrote the Don Juan series, its said to be one of the most insightful wisdom books ever written, as so many people were influenced by it, people like Richard Bandler (co creator of NLP), Anthony Robbins, Wayne Dwyer, etc. His wisdom in his stories is very very valuable, eventhough many people question whether Castaneda really spent those days with don juan.

    heres what i know about brad from attending his seminar.
    He’s really young, only 31, very successful, rich and intellgent. A great speaker with lots of humour and insights on how to be wealthy. He focuses on Business, Property mostly,(these 2 are his expertise. No doubt he is one of the most clever entreprenuers and business coach out there) , his 10k seminar also includes Shares.
    The people who attended it said its worth more than 10k cos the got so much out of it.
