    I know a guy in Australia, who is worth more than US$60 million, but his name is not in BRW’s list? He is in his early 30s only/

    actualy there is a paradox. I am hardworking in property investing and business ventures, all because i am lazy at a job and the thought of people working their whole life away doesnt seem to nice to me.

    hey, where is the place, $400 per week seems too high. I own a few student houses and the rental is like only $300 the best.

    MOtgage Ins is very troublesome to take up, they will dictate to your lender which and which are u can take up the insurance, and the lender has to listen to them,

    And since they have the final say, they can also change their mind on the last minute before you need your finance approved. Happened to some people before.

    I read an article on him on the AGE newspaper few weeks back in Melbourne.

    He seems to be claiming that all property investing seminar coaches or authors that encourage people to invest in property are cons. Thats a VERY VERY BIG GENERALISATION, Terry. He doesnt get the facts and simply shoots remarks here and there, just because he has written some books about how shocking real estate agents or property deals can be.

    He put good teachers like Brad Sugars, and Richmastery in the same category as the guy who taught people to do ‘flipping’, oh yeah, Henry Kaye his name.
    Brad and Richmastery are very conservative in their approach, and they teach people to do their homework, and dont do deals where it has possibilities of backfiring.

    Terry get a life!

    yea i was having some doubts if the rental of 160 is a good estimate. That seems to be the best case scenario i was calculating….
    I will talk to the agent somemore, and see if the seller can sell for lower..

    wes,
    from what i remember, i paid close to 20,000 to the buyer instead of 16,000. I think there must be some docs missing in my folder.
    I think the loan ended up to the left over 63,276.
    (NO wonder the monthly repayment is a little lower than I calculated for 66,400!)

    Is this the normal procedure for the loan? why must they transfer the funds here and there. Why not just let the seller pay his own stuff, the buyer pays his own stuff, then the remainder lets take out a loan. Instead of the bank giving out cheques here and there and charge the buyer a huge fee for those cheques.

    yeah its the summary from the bank (Homeside). The 66400 was my 80% loan.
    So how should it have been?
    Should the SD come from my own pocket and not the loan amount?
    From that summary i gave u, it looks like the seller paid for the SD doesnt it??
