    wait a second, how come i am paying the stamp duty with part of my 80% loan? I can see how the seller is taking the payment from my bank and distribute it to his bank, his pocket, his solicitor,…. but how come my stamp duty as well?

    wow, your calculations is kind of strict compared to mine. Usually I just go rule of 1.6, and my vacancy i assume only 1 week[:)]

    I used my software to calculate, and came up with about 6.5% net yield (my liberal calculation), and with Enjolady’s case, I came up with around 7.3%.
    Is that what u got Enjolady?

    the property is a vinyl clad, newly renovated throughout.
    I offered 92,000 with the full furniture, and the rental should be about $140 – $160 best.
    The capital growth has been about 9%, median about say $65,000 in that area….

    My offer has just been accepted.

    If a property in a small country town is sold at 92,000, just newly renovated throughout, with all furniture, 3 rooms, big garden, and the rental is $150 per week, would u guys take it?
    What kind of returns are u guys looking at?

    hey guys, what about the deductible items. How would my accountant know how much is the value of the fittings like lights, oven, heater, carpet and others?

    Does the seller need to give me a list of their current value or something?

    The things that come as “Furnitures” are
    Beds, drawers, sofa, dining table, Tv, video, lawn mover, Washing Machine, Fridge, Microwave, and the Oven.
    They are in good condition, only about 2-4 years old.
    So these are tax deductible items huh?

    And the value (to base the depreciation on) is determined by how much i bought it for from the Seller?

    the only thing i think is valuable from that book is that she recommends Interest Only loans and explains why its useful.
