    So your basically saying that Leasehold is similar to freehold except it has a few more conditions involved, is that right?

    Thanks but all I am asking is whether purchasing a commercial leasehold property for $125,000 means we run the business ourselves, or can we lease it out to someone else?

    I may sound stupid but I when you guys refer to a house earning a 17% return, how do you work that out, like could someone explain the sums for me, it would be greatly appreciated[:I]

    Yeh, some people have no idea,

    My uncle actually tries to make less money so that he will not have to pay as much child support, it is crazy, he still is gaining cash if he works more hours, he just doesn’t understand!

    Geez, I’m amazed at that, can’t anyone realise that you at best are still paying 52.5% of your negative cash flows out of your own income?!

    I’m only young (20) and that seems ridiculous even to me, a novice!

    Hi Guys,
    We actually live in Gisborne South, which is basically inbetween Sunbury and Gisborne along the Calder Fwy.
    It is a great spot, we live on 10 acres and have easy freeway access to the city, approx 35 min. However I don’t like your chances of getting something really cheap around this area, the land is worth quite a bit as it is good soil, like there are alot of wineries and cherry farms in the area,

    The Australian Capital Reserve offers 8.75% over 5 years and about 7.25% for 1 year i think, can’t quite remember, they have adds on the tv all the time

    “Sit back, relax, and watch your money grow”

    Well that is their slogan they use on the tv

    So your basically saying it is all about your own judgement as to what the vacancy rate actually is, there is really no way of accurately working it out obviously?

    Hi everyone,

    So i assume what you mean by working out the vacancy rate is that if you were renting for $150 a week, then the vacancy rate would be around 5% *150, which is 7.5%, is this correct?

    That is definately an acceptable rent for me then, i think there would be a few good pos cf homes out in that area!

    Thanks heaps, it seems at Stawell you could be getting anywhere from $90 – $140, deoending on the condition of your home and how many people are renting it out,

    I was just wondering whether you could advise where on the internet you find such data like the population trends, capital growth, rental averages, vacancy rates, percentage owner occupied v rental, unemployment rate, employment split industry by industry, current projects, basically all the stats in your post, is there a articular web site for all these statistics?

    G’day Poorstudent,

    That is an amazing effort finding 5 +cf prop out of 6 attempts.

    How did you go about looking for these properties?, I would be most interested to know where you found them, ie internet, paper etc…
