    Hi Nordicskier,

    I have been a painter for several years,
    I think spraying the outside of the house is fine however you need to be a bit carefull inside,
    Mum was right, they are great to spray textured walls and ceilings
    however if you paint smooth surfaces it is very noticable if you have to touch up unless you use the gun again. The other thing to consider is that you have to thin the paint down to spray and what you have done is thin the paint out, the layer of paint you just layed on is thinner than if it was rolled. You may have to lay 3 coats to have the same thickness as 2 coats from a roller. But they are quicker. You can also spray 1 under coat 1 top coat and roll the last coat, eliminating most of the downers with spraying.
    Are you painting this yourself? I am not yet confident enough to guarantee that I can spray as good as I can roll. To be honest I think I can brush and roll probally a bit slower. So I hope that helps you some.

    Hey bennido

    I had a similar problem with pigions, about 100 of them, they pooed everywhere and were didrty.
    The answer is a can of whiskas and Fenitrothian.
    That will stop them.
    Or you might want to try chilli, that will burn their bum and give them a rash.

    Hey,

    I had a similar issue a while ago and I rang the local council and spoke to the person in charge of comming up with valuations to determin rates.
    The value he gave me was within $4,000 of the sale price

    Hows this,
    You learn a bit about property, buy one, write a book about it, hold seminars about how you did it, tell everyone you can find them cash flow properties but first they must pay you to join their club, offer low doc no doc 120% loans for an application fee then 6 months later tell them they were unsuccessful,
    If you realy want to branch out buy some shares, write a book etc
    When people start comming to you and asking for their money back you can just tell them that it’s all their fault and to p..s off.

    Or maybe you should buy another property

    I am in the process of renovating a house and building a unit. I found that the labour componant is between 50 and 60%. I had a property maintenance business for a few years so I am contracting myself out to the builder to do the tiling, painting, erect the steel frame, hang plaster, landscape and whatever I can do which is reducing my labour componant to about 25-30%. I’m happy and the bank is happy.
    If I have never attempted anything I’ll get educated and try it. The saving can be significant. Over the two projects I am doing at the moment I estimate to save about 70-80 thousand dollars.

    Hi Guys,

    A good guide for the price of painting is about $250 per sqare (100 sq feet). That is for new and providing you don’t have to do too much work to the plaster.
    When quoting older places I would quote by the condition of the plaster, whether it needed work etc.

    In bathrooms I would definately use a satin, you reduce the chance of getting mould which can cause all sorts of issues to your health.
    It might also be a good idea to add some anti mould into the paint, I have always done this as a standard.

    Hey Lucylu,
    I agree,
    Being Italian I have a few shady relatives and associates.
    Most of them have better ethics than some of these so called gurus.
    This whole forum has become a huge advertising space for companies that want to “help you” achieve your goals or people that are promoting these gurus for a cut.
    Most of these gurus became gurus by doing there own study and discovery.
    I am offended when these gurus charge ridiculous amounts of money to listen to a bunch of one liners, hype artistry and some positive messages and then use the old line ” well how much is your future realy worth “.
    If I could gather all the money I have invested in these seminars, meetings, workshops, weekend retreats etc I would be able to buy myself a nice little unit in Brunswick.
    Thats my two cents,
    Please don’t reply and tell me how It’s my fault these things have’nt
    worked for me and the other 98% who attend.

    Hi Elka,
    The differance between ceiling paint ( or flat paint ) and wall paint ( or usually low sheen ) is a lot.
    Without going into the science of paint and boring you, imagine this if you can- a cross section of Ceiling paint under a microscope has sharp pointy spikes. That is why if you rub your hand over ceiling paint it is like a shalk board. Because of this it is easier to mark, harder to clean, leaves water marks when you do clean it, has no shine and is porous- this is especially bad if used in a bathroom or kitchen. Ceiling paint normally has little latex in it and medioc ingredients. This is because you normally don’t dirty the ceiling like you do the walls. This is also why it is cheaper.
    On the other hand wall paint or low sheen has a lot6 more latex and acrylic in it. A cross section under a microscope has smoother curves, therefor the shinier the paint the lower and smoother the curves. It is easier to keep clean, and if you buy a top quality 100% acrylic ultra premium you would have no problem scrubing it which could be the differance between a paint job lasting 5 years or 10 years.
    I once went to paint a house for a family that had painted it 3 years earlier. Before I started I scrubed all the marks of the walls and several walls did not need to be painted saving literaly hundreds.
    In wet areas it is a good idea to use a satin finish because this is less porous and easier to clean.

    Hey Luan,

    Thanks for your reply,
    I left a conditional deposit and was able to get all of it back.
    It was an interesting excercise.
    It seems a fair question to ask, as it stands at the moment, the question has had 500 looks, it is a grey area and I have learnt there is no hard and fast rules about building over an easement.

    Hi Leila,

    My dear old father had similar rosets.
    The only advice I could give you is do what he did and what Michael Angelo did, slowly and patiantly.
    Unfortunately unless you can take the roses down you need to put in the hard yards.
    I’m sure it will look great. My dads roset took up most of the ceiling as well. It took ages to paint but was a feature and everyone would comment about it.

    Hi Viral,

    If the surface has’nt been painted for a while (10-15 years ) you may need to use a primer undercoat plus 2 top coats.
    A good tip is to wash the walls if they are dirty. Today I have been painting a house that has lots of marks from a dog. I washed off as much as I could to maximise the efectiveness of the paint. Use the best paint you are happy to pay for. I normaly use Haymes or Wattle. If you buy it in 20lt and you can show you have a business you can get up to 33% off. Today I paid $133 for 20lt of Haymes Low sheen 100% acrylic ultra premium.
    If it is interior use low sheen acrylic. Use a 10 or 12 mm roller nap. The trims are always good to do in an enamel paint, satin or gloss, what ever you prefer.
    Start by painting all the edges with a paint brush then using the roller, only paint 1sq mt at a time, no more as this will thin the layer of paint, keep painting until you reach the end. I generally start at the right top of the wall and work across painting the top half then back to the bottom right and work my way to the left.

    There is a belief that if you have an investment property you should skimp on paint and that you will save.
    I have painted a few IP’s in my time and I normaly use the best most durable paint I can buy. It normaly costs about $180 more to paint an apartment using top quality paint compared to the cheapest.
    I also found that when comparing quotes ask how many coats, type of paint, guarantee, what sort of preparation they will do. This forces the painter to be more vigilant and shows that you are looking. It’s also a good idea to let them know what sort of finish you expect to see, this reduces any suprises.
    If you are willing to try yourself you might want to consider buying the materials yourself and hire the painter for day to teach you how to paint, I have done this with a church group, individuals and a group of unemployed work for the dole participants.

    Hi Luan,

    Let me say first of all, this is not a debate, thats not what the forum is for. It is for investors/ developers new and old to share ideas and be able to ask questions and get a lot of differant ideas and experiences etc.
    I have always been aware that youy can’t build liveable part of a unit etc over an easement, this is my third developement. I keep getting differant answers from differant councils aboutr what you can build over the easement. In my second developement I was able to build a guarage over the easement, however on this developement I am not even able to have concrete.
    As far as being a relatively novice developer I have to say that I do not know all the differant planning guides for all the differant councils, maybe one day I will.

    Thanks so much for your input,
    I met with the council yesterday and you are right, there are so many restrictions on the land.
    They were even concerned with us cutting through the root system of the neighbours tree 40 feet away and wanted an arbourist etc.

    Hi Rob,

    Looking at history and taking into acount the population increase and the shortage of new land in inner Melbourne, I would say suburbs like Collingwood, Thornbury, Fairfield.
    I have a friend that has 40 properties in these suburbs.

    I have tought groups of people how to paint but I am a bit clueless as to how I do that.
    Can you please guide me,
    It does sound like a great idea.
    I recently came across a man who had a house painted 1 year ago and the painter used ceiling paint on the walls and it has just marked and stained and looks like a 5 year old paint job from a house with 5 kids and a dog.
    He is now repainting at a huge unnecesary cost.
    Simple tips and questions to ask a painter can avoid these things happening.
