Thanks for your input, not offended but a bit taken back. I believe the best way to learn is to do.
This is my second developement, with the first I was told, that to get a seperate title on a subdivision, I would have to go to a land surveyor. This process would take about 4 months and cost up to $10,000.

At one of Steves seminars in Melbourne he was saying that only 1% of people that do any seminar will really really succeed at it.

The easement is a 1.5mt storm water pipe and a sewrage pipe from 1929.
The total easement is 9 mt wide. Thats right 9 mt.
The total land size that the easement is on is about 400 sq mt.
Because the pipe is old they fear that even a car park may force presure on the pipe, let alone a structure.

I have had a bit of dealings with them,
I have not bought a house with them but I thought it was a cheap way of selling without an agent.
He is charging me $300 per month and no comision on the sale.
I was quoted $3000 by an agent to sell a $40,000 property.

I’ve spoken to Melbourne Water and Yarra Valley Water and they say that under no circumstances are we able to build any load bearing or permanent structure including car park.The block is 1041sq mt, so taking out unbuildable land it leaves 500sq mt. Rates are $134 a year, there are a heap of others the same as mine renting between $60 and $90 per week.
I have a vending business and it is perfect, I just can’t borrow against it.
The land is 33sq mt, it is two story concrete slab construction.

At the moment I donate a fair bit of money to charities that are not deductable gift recipients. That means my donations are not a tax deduction and that I have paid tax on that money when I’ve earnt it.
If the charity I set up is a beneficiary then there is no tax paid on that money because charities do not pay tax.Frank
