    I had a similar issue a while ago and I rang the local council and spoke to the person in charge of comming up with valuations to determin rates.
    The value he gave me was within $4,000 of the sale price

    A good guide for the price of painting is about $250 per sqare (100 sq feet). That is for new and providing you don’t have to do too much work to the plaster.
    When quoting older places I would quote by the condition of the plaster, whether it needed work etc.

    The only advice I could give you is do what he did and what Michael Angelo did, slowly and patiantly.

    If the surface has’nt been painted for a while (10-15 years ) you may need to use a primer undercoat plus 2 top coats.

    Looking at history and taking into acount the population increase and the shortage of new land in inner Melbourne, I would say suburbs like Collingwood, Thornbury, Fairfield.

    Hi Guys,
    I spoke to the land valuer at the council and he was able to give me a value.
    The block has an easement running through it and it apeared undervalued, after speaking to the valuer He filled me in.
