Anyone?
Firstly my thoughts and prayers are going out to all those affected by the floods it is such a tradgedy.
I am also after a bit of info in regard to this post.
I have just signed a contract on a house in Toowoomba. Although it was flooded yesterday the flooding will not be as bad as what Ipswich and Brisbane will get.
I have not experienced a natural disaster before. Although I live in Melb and we had the tradgedy of the fires this was somewhat limited to regional smaller communities.
Can anyone give their thoughtss?
Hi Darren thanks for the reply. Sounds like we are both looking for the same thing out of property and in relatively the same time frame. I have a few properties in Ipswich which haven't seen much growth in the past few years. 2 are ready for a reno but I live in Melbourne now so its a bit hard to manage until I decide the time is right to move back.
Ive found it hard to find a 20% deal in Ipswich. The council fees suck the life out of the project. But if you are in location and manage the project well and the front house is a good buy with reno potential there is always money in it. Always much easier when you live there lol.
I started looking towards Toowoomba and just signed a contract on a place there. Will definately be looking to sell one property off to finance the build on the battle axe.
There are alot of good buys in Ipswich at the moment though. Although they dont' have any subdivision potential.
I this is an older post but you are spot on the money there Darren. I know Ipswich very well living there for quite a long time and have investments there. I don't see it turning any time in the immediate future.
It is a very very tight market. There is a fine line between getting an ok price and giving it away. Alot of the purchasers and tennants know their prices which makes it even harder.

Do you have problems with tennants breaking them though?
The house is a small house with the smoke alarm placed in accordance with the manufacturers instructions.
Unfortunately they are the sort of people who would not hesitate in taking me to the cleaners if there was a fire and no smoke alarm installed.
Regardless of there sensitivity there is no need to break them nor to question me on why it is so sensitive. Im a property investor not a smoke alarm expert. I kindly passed on the manufacturers number for him to call them and ask why though.
The smoke alarm money has been taken out of the bond.

Definately get a DS done. I had 2 houses built in 1905 and one post war done by BMT. Definately worth it. They charge about $600 (also a tax deduction) and the report is easy to read.
Could you afford to buy somthing else if you rented out the flat?
Could you sell one to buy in a better area that suits your needs?
Seems like there is a bit of equity there which alot could be done with also pending your income.
Generally if you knock down the existing and only build 2 dwellings you are really paying for over priced land and would be better off just buying a block of land. You will ultimately lose out.
Battle Axes are out there you just need to be patient as they are obviously popular. Put your name down with agents with specific details as to what you are after. If it was dead easy everybody would do it. You may even be able to pick one up that has a DA which would save you time.

Hi Brad….. Your in a pretty good position. I would be doing somthing like Jamie suggested where I would buy somthing that needs a bit of work and or buying a bit further from the city on a big block with the potential to subdivide down the track.
Although I am no longer single one good way to help out with the mortgage is to get a friend to move in. This can go a long way. Even if you aren't really struggling you could look to use that money towards renos for the house each week.

From what I know she worked all but for free for a developer and just learnt and learnt and learnt off him as well as assisting him with finding deals. I believe she ended up finding a deal and he bought it off her thus making a heap of cash to get the ball rolling……I thought that would be the case with the interest I was just unsure about the rates as on the bill it has the grand total.
Will speak to someone about it.
