    On the contrary. Masonry is traditional and cheap and that's how many buyers perceive these products because they are (in general) used as the 'easy option' in design. The architectural products you see today if used intelligently can project sophistication and uniqueness in design. You can get a premium for places that project elegance and class compared to your bulk store budget design you see everywhere here. Uniqueness is rare here. Subdivision design here is almost monochromatic compared to what I'm used to back in NZ. 

    The last product I would ever use here would be brick. Feature stone walls yes. Brick absolutely not.

    You can apply to NZ banks for finance if you're an AU citizen.

    NZ is Australia's head office. We Kiwi's consider Australia to be our main business subsidiary for economic purposes. A lot of us get transfers over here to train Australians. Part of NZ's foreign aid policy.

    The market is a little heated there at the moment so CF+ is questionable. The idea that there are 'lots' there as you put is somewhat overstated to put it mildly. Same there as here. You could almost consider NZ a state of AU for investing purposes. 

    Just do your DD the same as here and you won't go wrong.

    Three Kiwis and three Aussies are traveling by train to a conference.

    At the station, the three Aussies each buy tickets and watch as the

    three Kiwis buy only a single ticket.

    "How are three people going to travel on only one ticket?" asks an

    Aussie.

    "Watch and you'll see," answers a Kiwi.

    They all board the train. The Aussies take their respective seats but

    all three Kiwis cram into a bathroom and close the door behind them.

    Shortly after the train has departed, the conductor comes around

    collecting tickets. He knocks on the bathroom door and says,"Ticket,

    please." The door opens just a crack and a single arm emerges with a

    ticket in hand. The conductor takes it and moves on.

    .The Aussies see this and agree it was quite a clever idea. So after the

    conference, the Aussies decide to copy the Kiwis on the return trip

    and save some money (being clever with money,and all that). When they

    get to the station, they buy a single ticket for the return trip

    To their astonishment, the Kiwis don't buy a ticket at all. "How are

    you going to travel without a ticket?" says one perplexed Aussie.

    Watch and you'll see," answers a kiwi.

    When they board the train the three Aussies cram into a bathroom and

    the three Kiwis cram into another one nearby. The train departs. Shortly

    afterward, one of the Kiwis leaves his bathroom and walks over to the

    bathroom where the Aussies are hiding.

    He knocks on the door and says, "Ticket, please."

    I wouldn't waste my time or resources trying to change covenants on a single property. If you where building 20 townhouses it may be different.

    The world of architectural claddings is fairly extensive. Get specifics from the planners and perhaps talk to an architect with local knowledge. A much less expensive and stressful solution.

    Wouldn't beat myself up about it. Pretty hard to get through life without a few battle scars. Most here could tell a few stories around the camp fire I'm sure.

    Half the battle is realising things are getting out of control and jumping onto a board like this for a bit of practical and moral support. Once you start to get a plan formulated in your head and couple of the pro's here mentoring you along you'll be surprised how quickly you can take back control. Having a plan and things under control again will re-empower you. 

    I've seen people go from zero to millionaires in under 5 years. Knowledge with a bit of personal discipline, direction and motivation can be a powerful force.

    So when you get things sorted hang around. You can learn a lot here and not just about property.

    Let them know that unexplained toilet blockages could put you in the mood for a rental increase next lease anniversary and that allowances for plumbing costs would have to be considered. Of course they could attend to future blockages themselves which would lead to a more generous consideration of any likely rise.

    I'm sure a canny PM would know how to drop a hint or two wink

    We've always done it the other way around. We do a quick cut around the frames then go hard with a roller (walls) if we're not using a gun. The frames are almost always done with a 2" brush so the cutting is done then.

    I beg to differ. If a toilet can work fine for 364 days per year then why does it block. That tells me immediately it is neither a design fault nor tree roots. Remember its a newish 2 yr old property. Tree roots where problematic with clay pipes but not PVC. A blockage in PVC can be caused by a crushed pipe but highly unlikely in this case.

    My bet is the tenant has used the bog to dump something or if there's kids they've put something down it like a toy.

    If you're going to rent an 800k property it has to stack up economically. It would need to pull around 55 – 60k/yr (gross yield) for it to even be worth considering. 

    If you can't make it work then the choice is obvious.

    Prior to leaping into a new property I would consider my future investing options before buying. If you intend to acquire more property and put your capital to work then I suggest you lock onto one of the very able brokers here to get yourself set up correctly in advance.

    So lets go deeper in debt and compound the problem as well as exchange 6.3% debt for 8% debt. 

    You need an independent broker in the PI game who understands the issues, system and how to structure your setup to minimise your financial load while increasing your flexibility.

    Engage Shahin to sort this out for you. He can help you reorganise this mess, disentangle from it and sell if required and help you position for a re-entry down the track.

    The way you're tackling things at the moment you're going to end up deeper in debt with a an even more tangled mess than you have now  and I predict within a short period of time a substantially impaired credit position.

    I'd be asking a few question to try understand where/what the problem is.

    Is it the same tenant?

    Do they have small children (put things in the toilet, disposables etc)?

    Where in the system is the blockage? Toilet pan, s bends or in the sewer line to the street.

    Is it a water saver cistern (inadequate water to flush might predispose a system to line accumulation)?

    Has there been any sewer mains relining/inspection work carried out prior to this. Mains inspection is often with cameras. Prior to inspections the lines are water blasted with jetters to clear possible obstacles that may impede the camera. This can throw debris back up laterals and cause problems. Rare but it does occur.

    If a reasonable reason for blockages can't be found I would be inclined to inform the tenant (unless otherwise prescribed in the lease agreement) that further unexplained blockages requiring a service person to rectify would be at the tenants expense.

    Jeez vacancies up 9 since 1Mar (17 days) That's a new vacancy every 2 days!!!

    So we're still on track for an average of 17 new vacancies per month. That's got to be hurting.

    Sell at 217. If for sales start to climb again it's all over red rover.

    The tyranny of distance is no longer an issue these days. You can do all this on line. You'd be hard pressed to find better industry invested brokers than those in this forum.

    Trusts are more of a legal issue than an accounting one. Terryw or Darryl (JTI) are your go to legal guys here. I'm sure they'll eventually wonder by.

    Educational material: plenty of structured stuff here via McKnight's stuff. See the SHOP tab above.  I'm loathe to endorse anyone but his stuff is as good as any.

    For the more advanced or adventurous PI there's options and vendor financing opportunities in the learning curve here also. I'm sure the boys here who specialise in that area would be happy to point you in the right direction.

    I won't say good luck. That might jinx you and in this rather toxic debt laden world you'll need every bit you can get.
