    I totally agree with Jo.

    Retirement means different thing to different people, to me it means retiring from the employment ratrace. I will still have to keep busy, but doing what i want to do and when i want to do it, not what my employer wants me to do. No way am i going to sit around and veg out waiting to die.

    Thanks Mortgagehunter and Mortgage adviser for your advice, Can i still do this if the loan papers have already been signed. I will be talking to the bank to find out what i can do.

    We will end up under Latham spending billions upon billions of dollars to changing from Federation to Republic with very little constitutional change, so why waste the resources doing it? Popularity contests….

    So do we remain with a economically upbeat conservative government that is morally corrupt or a wishy-washy spurr of the moment Labor government that will put us well into debt again? Tough choice really, certainly wouldn’t want to completely waste my vote on Democrat or Greens considering ‘morally corrupt’ would be a nice thing to say about them these days [grrr]

    I totally agree, we are enjoying the lowest interest rates seen for many years, the economy is purring along nicely, unemployment is down, why would you want to vote against all this for an uncertain future with Latham, Garret etc.

    I watched the article on today tonight and while i sympathise with people in this situation, i can’t see how the banks are totally to blame.Fair enough the bank readily loaned them the funds, but who signed the papers????.I believe they overcommitted themselves, i also noticed the 2 nice cars they were driving, are they also financed?.Critisize me for my comments if you wish, but these are my views on the situation.

    Hi Brady,
    I think it is great for you to have such goals at your age, however you will most likely change your mind several times over the coming years as to what you want to do in life. A good education is very important as the skills and knowledge obtained can be very beneficial, especially if you want to pursue a career in property investing.Your Mother is not misinformed, she is most likely doing what Mothers do best and that is caring for the welfare of her children and trying to steer you in the right direction, you must remember she was born in a different era than you and this is probably the way she was bought up.Don’t put yourself down by thinking you are naive, as i said you are still very young and have your whole life in front of you, Maybe you could gather as much information on property investing as you can and sit down with your Mother and talk to her about it. Hope i have been helpful.

    Hi Jo,
    My plan is a little longer than 5 years, i am 47 now and i have set myself a goal to be able to say goodbye to my boss at 55, which gives me just under 8 years.In that time i hope to obtain at least 5 or 6 ip’s or more if possible and work at having them pos cash flow to replace my present income.

    G’day Greg,
    I am currently renovating an older house in Logan City which has asbestos walls and roofing.As far as i am aware there are no regulations which say the asbestos has to be replaced. If the walls are painted, have no holes or are not cut, drilled or sanded they are perfectly safe. A tenant could only be exposed to the asbestos if they are doing any of the above to the walls, which they shouldn’t be doing anyway. Even if they did suffer from asbestos poisoning years from now, how can they prove it came from your property, asbestos was in brake linings and clutches of cars for years as well as many other applications.Common sense has to prevail where asbestos is concerned and the correct procedures carried out for working with and disposing of it.

    First i would like to replace my present income so i did not have to work for someone else, then work towards a comfortable retirement.
    I believe at this stage i would be happier when i have achieved this.

    Went to his Brisbane seminar on Thursday night, it was just about packed out. This guy is GOOD, he really knows how to work a crowd.For those of you who haven’t been to one of his seminars this is how he does things. He uses charisma, good acting and a little comedy to make you relaxed and get you interested. He has about 30 – 40 chairs at the front of the room with reserved signs on them to keep them vacant. Nearing the end of the seminar he asks for anyone interested in learning how to be a millionaire to fill these seats, counts to 3 and people just about knock each other over to get one of these seats, then asks them to go to another room to sign up for his course, about $4k.I’m not knocking the guy, i picked up some very good bits of info, motivational type stuff. I may even buy his books yet, but i don’t think i will be buying his course.For those of you who did buy it, good luck and keep us all informed of your progress.

    I am going to his seminar in Brisbane tomorrow night, hoping to pick up some helpful tips. There was an article on ‘Today Tonight’ tonight which most probably will not help his cause any, will most likely increase attendance figures as people will want to see what he is about, particularly as Neil Jenman has had his say and reckons he is another HK.

    Hi Kay,
    We are currently organising finance , building and pest inspections on our first ip, a 2 bed unit, should all be finalised shortly. If all goes well we may look at buying another at the end of the year, in the meantime we are still renovating our ppor which we hope to turn into an ip when we are finished and buy another reno.

    Hi Mini,
    Congrats on your 1000 posts, i enjoy reading your posts and comments.Thanks for putting me in contact with DD ( i see he has joined the forum now, great stuff )his knowledge has been very helpful and we have changed our thinking a little.With his help we now have a contract on our first investment property, only a 2 bed unit but we have to start somewhere.

    Marisa, If the tenant is struggling to pay the rent he is obviously on a low income or a pension, has he looked into the possibility of getting rent assistance, this may ease the burden of a rent rise.

    Hi Gatsby,
    My advice is to shop around and read the fine print very carefully. Most reputable insurance companies offer income protection insurance of some sort. Premiums will vary considerally depending on the level of cover you want. Be honest with your medical history or you will be caught out if you ever claim.I had a policy with a large company ( can’t name names for obvious reasons ) and had an accident and damaged my back. I lodged a claim and they contacted my doctor and asked for my records for the last 20 years. Because i had forgotten to list a back complaint about 10 years before they rejected my claim. The only good thing to come of it was they refunded all my policy contributions, then cancelled my policy.It is much like property investing, do your due dillegence.
