Hi Rajjo, How much fall do you have on your block?
Well thats it we haven't received the quotes. I just wanted people to tell me about there experiences.
In summer our location doesn't get as hot as the tropics we are located just out of Melbourne Metro.
So should split sytems still do the job? We are mainly focusing on the heating more then cooling at the moment.You always need to start somewhere, just get your foot in the door. Just see it as a blank canvas.

You have been a big help. We are most likely going to go the split systems are they cheaper to run and install and come with heating and cooling in one.
Its hard being a first home buyer and building there are so many options.

My partner and I have recently put our holding deposit with National Builders Group the Homes Now department. I to have heard bad things but if you check up on all builder pretty much all of them have bad things to say. But I also find good things, you just don't know until you try them yourself. You happy go for it!
Also if the problems were that bad they would be out of business and closed down.Hope I helped. Keep me informed of you building process.

My partner and I have recently brought a block of land as well and only recently found a builder we both agreed with. We have chosen a sector of the National Builders Group called Homes Now. They have very low pricing and nice practical homes. There standard inclusions are basic but alot of the things they don't include are cheaper to get installed yourself anyway. We have chosen the Piccolo 22E http://www.homesnow.com.au/piccolo-22E.html its a lovely design with the space used very well. This starting price is $124,900 but they don't include floor coverings then on top you have site costs.We looked and emailed pretty much every builder we could find, but it was harder for as we have brought in Yarra Junction so alot of builders did not go there. Another good builder that are quite cheap and have lots of inclusions and are beautiful are Frenken Homes, I would checdk them out… because they do build where you are.
I hope I gave you some good options. Just warning you building can become very stressful but it is worth it!!

My Partner and I are both 21 years old and have recently brought a block of land valued at $135,000 and are planning to build early next year.
The main thing you have to aim for is the dollars that have to come out of you pocket. First things first the bank will only loan you 95% of the total price needed, so you will have to save the 5%, also you have to have enough borrowing power before they will touch you and hopefully that is enough for what you need.
Also out of your pocket is the stamp duty, transfer title fees and the mortgage fees. The costs of these all change whether you are buying established or planning to build.
But make sure you also can afford the reapyments because interest rates are coming down at the moment but after that the only way is up and it would not be very nice if you lost you property.Overall the think its an excellent idea to buy as young as you can afford it because its only going to get harder. But also remember there are always hidden costs involved so do you research.
