    Hi all,

tis true, the more you earn the more you spend. Whether that be food, travel, tax etc. Where you live is also really important. Eg. live in the east in sydney and petrol is much more costly than in the west.

It’s not always the amount you make but how you made it or rather how it was made even whilst you are asleep.

I’d trade 75k earnt doing overnight shifts for 50k passive…

    Hi all,

Am a doctor. Dislike the way the govt. is destroying health care. Would like to not have to worry about costs when treating a human being…
    Sorry i’ll stop now.

Great forum. Have never been addicted before[:I]

Have 2IPs, selling one. No PPOR (took me ages to work out what that meant…). Not generally too savy with the $ stuff. Wish they taught Money101 at uni… actually “they” probably would have taught me the wrong thing anyhow [;)].

    Hi,

Sorry, gonna answer a question with a question…

Is cross-collateralisation when one uses equity in house 1 to purchase house 2 with having to use any “real” money?

    Hi Doogs,

i think you can be living in Australia. Need to be able to provide a reasonable reason of why you are living out of your PPOR, if quizzed by the ATO.

    Hi,

don’t forget to lock in your interest rates. Historic lows.. yada yada yada

If you rented this unit out, other positives:
    1. Depreciation (depending on your income & ownership position)
    2. Option to sell without attracting capital gains if sold within 6 years (please check details with your accountant)

I agree with spider though, risk management is paramount to building a sustainable empire

    Hi all,

might be a dumb question, but it’s better to ask before i make the mistake…

What’s wrong with cross collating, if it’s from IP to IP? If all the IPs are held under the same name whether it be personal or company/trust etc.? can’t the banks take charge of all the IPs under the same name anyhow?

    Cheers

    Elysium-M,

Good point. The only way to know is to ask. Except that most of the people who answer calls don’t know much better and they often provide wrong answers I’ve found.[:(!] I did ring once to get an answer to the effect of: “That’s not what it meant even though that is what it said…” if you follow me.

Might be worth a challenge if ti get to that…

    Hey Elysium-M,

Quote: “you have never owned any residential property before 1 July 2000; AND
you have never lived in any residential property which you bought after 1 July 2000″

Just a double check. If I have IPs bought after 7/00 and have never lived in any of them, i’ll still be eligible for the FHOG when I buy a property I plan to live in? That’s how i read the government fact sheets also but many accountants ie other “professionals” say no.

    Thanks

    Rau
