Can anybody tell me the advantages of selling a property rather than refinancing to buy more property?

Like your stategy for increasing returns,except unsure of why you don’t just refinance your NZ properties and use for deposits in US.Then you would still have all your properties,both growth and cashflow in longterm.Is it because once you sell a property you are able to access more cash or am I on the wrong track?

Was just looking at one of these US deals and from the cashflow ,I will have my money back in 5 years,still have the asset and still have a cashflow which I can move into other markets.
Over time these deals get better and better.Hi ,

For me I like the look of the North side of Brisbane,places like Nundah,Aspley,Chermside ect.
Also like the look of sunshine coast hinterland,places near rail.

Don’t know of any websites other than esc richmastery that sell pos properties.
There are afew people on this forum who source and sell for a fee,one off the top of my head is Westan.
Personaly I would rather find my own deals as I feel gives you lots of experience over time and a better feel for the market.

I for one don’t mind paying landlord insurance as for $220 a year its only a small expense.
Plus as you would know is tax deductable.
Every single property I buy I will have landlords insurance for.But can see your point if you had say 100 properties.100 properties is $22000 a year.
