    I can’t believe it.
    He was your next Donald Trump,Warren Buffet in the making.
    He had such a great mindset..

    I remember him talking about lonelyness after he quit his job.
    I emailed him a few times last year but he didn’t reply.

    So was Depression what claimed his life.
    It seems to be a growing concern.

    The people that didn’t know him do yourself a favour and have a look at his posts,here and on Aussie Stock forums,

    Just do a search on potential mortgage brokers and I’m sure you will tell by the quality of their posts how good they are.

    Richard is up there with the best of them

    He’s not 1 to come onto the forum to drum up business and never to be heard again like a few I’ve noticed.

    i’ve never seen Chad blatantly advertise his services before.
    He actually has said he likes to work with a group of investors to form a solid relationship with them rather than deal with time wasters.

    I bought a property through him last year and found him to be a man of his word.

    I think it also helps to buy of someone like Chad who is actually investing themselves in the same market .

    do you mean redraw on a interest only loan,i can see your point if so.

    Speak to a mortgage Broker to determine how much you can borrow,service and read as many books as you can get your hands on.

    hi Phil,

    for transferring money i use Ozforex,there fees are about half that of the banks.
    I generally allow 3 days to transfer.
    As people have said make sure you can get internet access straight away.

    As chad has mentioned keep a track of fees these banks use as there is usually a minimum amount you have to have in there.otherwise will incur a fee

    Just be very careful when you pay by the man hour for tradesman.
    Make sure you have an estimate from him when he will be finished.
    Your job could be dragged out depending on how busy they are.

    I’d rather get at least 3 quotes unless he had done work from me before

    Secondly,Make sure they are all licenced,although there are still no gareentees on workmanship at least you can go to the BSA.

    Hi

    The buyer’s agent job is only to find put forward a reccomended property that fits your criteria

    It is still your responsibility to do your own due diligence such as employing a building inspector to check for defects

    However in saying this I’m not sure if an inspector would check blockages such as in the down pipes.

    Yes also Mini Mogul is a long time poster to this site.

    Hi Viralk,

    I wouldn’t let the property sit for more than 2 months with the same rental manager.some of them seem to put in abit more effort than others.
    As you would know it can mean a difference between a positive and negative return over the year.

    Are you confident you can source deals for clients better than a realestate agent?

    i have read a few who would charge anywhere from 1000 to 6000 depending on location.

    Worthwhile doing a search of the forum and seeing what you come up with.

    Ask as many questions as you can but make sure your mortgage broker has had more experience than just doing a course.

    It’s very important to structure your loans the right way from the start.just depends on what you are trying to achieve.

    Probaly worth talking to a few to get different opinions.
    If it doesn’t work out give Richard Taylor (QLD007) or Steve Crane of Mobile Mortgage a try..Steve lives in VIC also but you don’t need to have a broker in the same state as docs can be be posted.

    So are you saying as your score gets better with time you can apply for finance at a higher lVR.?
    Do you think you would be able to get above th 90%?

    The Positives for me in the US is the obvious.
    You can buy under market without to much trouble and good returns.

    The main negetive and I’m sure other people have found out is poor property management.
    Once you have these details ironed out eventually everything falls into place

    Hi WFL,

    We just had our unit valued in which had a renovation only a year ago.
    All the valuers really cosider is the recent sales in the area.
    It seems it doesn’t matter if the place has been rejuvenated or not.

    Even though before reno rent would have been 210 now 240 after.

    Obviously this would be different in a house depending on what it is

    I’ll put a more positive spin on things.

    You could start investing in commodities like Silver which is predicted to rise further.
    current stocks are getting lower all the time.
    The government after flooding the market years ago has started to buy it back.

    so let’s hear 1 from you, so we will all be able to sleep at night and not worry about the horrendous property market.

    I guess what Michael and Dazzling are trying to say is you can continue to invest in any market provided using the right strategies.

    Property just doesn’t burst overnight like shares.
    You have plenty of time to prepare.

    I believe carparks to be a great investment over time.
    I’ve heard similiar stories here in Brisbane about what Dazzler was saying.

    One note poped into my head though.

    Can anyone tell me what sort of LVR will alender give you for these?
    I’d imagine you wouldn’t be able to get above 80%
