Does anyone know of a software package that contains up to date maps down to suberb or street level on which you can place notes or links to other files.
What I would like to be able to do is place markers on the areas that I have found properties and include links to excel spreadsheets that contain the details and figures of them.
I do not…[Read more]

Thanks for replies.
I must have had the idea in my head from a Kiyosaki book. Had a thorough look at the ATO site and did not see anything relating to CGT rollover on Investment properties.
Thanks again,
Darren

It all depends if the person renting wants to claim an allowance for their rent.
I had a Uni student renting a room who wanted receipts to prove his rental expense. Therefore I had to declare the income.
At the same time I had a Self employed Carpenter in the other room who was paying cash, so I didn’t bother declaring that portion.

Also been in this situation.
I bought a spec home that had not yet been completed. The builder promised to do various things ie. landscaping, fencing and other finishes.
I had him sign a list of these items and included it in the contract and I had no problems at settlement.

Regarding the current economic situation (strong AUD, weak US economy).
Does this provide the ideal opportunity to invest in overseas property? By taking advantage of cheaper property prices in the US and a higher currency conversion.

I use the ANZ/Qantas with 55 days Interest Free.
Used in conjunction with an offset account it also provides an interest saving on your loans.
I use it for everything and it is a great way to rack up frequent flyer points.

Personally I have always paid lump sum to take advantage of discounts offered for up front payment.
But if you had many properties this could cause cash flow issues. Especially if they were due around the same time.
