    LMAO. I am not sure whether the getting married was a side effect of the quitting smoking, or of the zyban. It was certainly not on the cards for me either. I thought that once was more than enough.

    I also did the quit smoking ’cause of surgery thing. Had a tumour removed off my liver 16 months ago. I struggled so bad on the patches that time that it is a wonder I didn’t kill anyone. [:(!] Was on patches for 6 months plus gum in the evenings, went thru wicked cravings every night, put on 8 kilos, and ate more $$ than I saved by not smoking.

    If you are going the nicotine replacement thingy then maybe a punching bag would be a good investment.

    A quit smoking post sounds like a good idea too. My thoughts are sure with you and anyone else doing it this week.

    I have seen very little first hand negativity with regards the Investors Club and Kevin Young. I guess like everything, do your homework!! I have met Kevin, and he seemed a genuine kinda bloke.

    Thankfully we both have similar ideas with regards $$ and property investment. So my New Years resolution this year is to make my hubby a very happy and contented old man! [^]

    Have you considered zyban? I gave up 6 months ago after smoking for nearly 25 years. Previously I had tried patches, gum, will power (wont power!) etc. With the nicotine replacements I would get so b*tchy of an evening that I wanted to kill. I also put on a lot of weight each time I tried to quit and that was while still on patces.

    I went on the zyban a bit skeptically. Talk to your doctor about it as it doesn’t work for everyone. You can only get one 2-month prescription per year (120 tablets) on PBS. I think it cost under $30 for the 2 month supply. I was lucky, I am very drug sensitive, so instead of taking 2 a day, I only took 1, so could stay on it for 4 months rather than 2. I do not believe that 2 months is long enough to break any 25 year habit, so would have purchased a private script to continue (approx $280) if required. This little investment would still be plenty cheaper than what I was paying on cigs.

    The zyban was magic for me. I have been 2 months without the tablets now and very rarely even think about a smoke. I basically had no cravings from the 2nd day on it. I have put on 2 kilos only – compared to 8 last time I tried quitting. I know I will lose that 2 kilo shortly with lotsa BBQs and salads so am not in the least worried.

    Best of all I have saved well over $1500 since early June! [:D]

    The day after quitting, I started dating a guy from my bike club that I had kinda known for a year tho we really had taken little notice of each other. Three months later we were married. He is a non-smoker.

    As per Rachels note on the 17th December, she is not accepting any more email addresses. She has also advised me by email that all the properties have now gone.

    For those that did purchase them, (once the deals are sewn up,) would you be prepared to advise purchase price, rent return, type of property, state/territory etc.

    Can you please be a bit more specific with this? We currently have an EOI in on a property plus we have attended both evening presentations and a whole day seminar. (Incidently, I won a nice bottle of red as a door prize at the whole day seminar. Opened it a couple of nights ago.)

    Thanks for the info. I believe Whyalla has had a declining population for some years now. Almost a third decline in population the past 6 years according to a business owner we spoke to. Haven’t checked it out ourselves, but he was saying a drop from 35,000 in its peak to about 24,000 now. Sounds like a great place to live but not a good place to invest in.

    Ulysses is the biggest motorbike club in the Southern Hemisphere with over 22,000 active members. Criteria for junior membership is that you have to be 40 years of age and for full membership you have to be 50.

    As far as selling the Harley to use as a deposit on a couple of CF+ IPs. That is a really hard one. Not sure that I would be prepared to do it yet. Maybe in 20 years time when I am a really old fuddy duddy.

    We are thinking of moving to Whyalla. I reckon we should be able to go on some great rides from there thru the Flinders. Could be a bit of fun. Where is your company? Will give you a hoi if I need any more chrome. [:D]

    Yep, both hubby and I were on that ride last Saturday on seperate bikes. There were 480 bikes all up. Bit of a fun day and a good cause. Barely get out of second gear tho. One of the slowest rides I have ever been to and it is only from the Ravo to the foreshore.

    Thanks for the spreadsheet Mr Charchie. We are looking at a block of units at present. Just entered the figures in and watched a 9.24% gross return end up as a MINUS 2.01% nett return. ouch!

    Correct me if I have this wrong… but you plan to buy the matrimonial property and then rent it back to the ex??? Hells bells, you are game girl.

    I would definitely suggest using a property manager as middle man to handle the rental. I would also get it registered with the family court so that he can not turn round in a years time and state that he was contributing to the joint mortgage or anything and want more equity out of it. Sounds as tho the two of you are still communicating. That is great. Just expect that all to change as soon as you find a new partner. Treat this like any other business deal. Do your homework as you would any other property transaction.

    I bought my first property in Tauranga in 1984. Interest rates got close to 20%. Mortgages were paid monthly not fortnightly. Every second pay (as a student nurse) went on my mortgage. I thought it was heaven if you got three pays in a calander month. Now people cringe when interest rates go up 0.25% As a single, white female I had a heck of a job trying to get my first mortgage. I now get pleasure in going into a bank and asking them why I should choose their product over the opposition’s. Times have changed. [:D]
