Hey Cruzinbud i have bought his blueprint and studies it at length, it is valueable information and even if you are an experienced developer, the blueprint is a good reminder of how important structure is when developing.
FeathersHi Bongo 166, i am in Adelaide and have spotters in QLD, am i too late to get the information on this opportunity? If not would like to know more if possible. Cheers. Feathers. email is harristony at aol.com
Hi Bribie, tnx for the reply, i will research it some more and agree would need alot more than just the house removalist. It would be my first raise and tossing up the cost versus return. The ip is in an area that i may get some long distance sea views if i raise the house so it is worth the research. Thanks again. Feathers
Another great idea, thanks again Mel, it is a great tip and something i hadn’t thought of.
FeathersHi Mel and George, tnx for the welcomes and website, i appreciate it greatly. I was struggling there for a while trying to get accurate info, but both those sites are a great help. If i can help anytime with SA please dont hesitate.
Many thanks again. Feathersquote:
Hi Marco, tnx for your reply, and good advice. It seems we are a little more conservative here and you are right much easier to do what we would all like to do in the eastern states.I am pursuing with my legal people but wow what a minefield. I agree, when i get it all done, it will be watertight. Thanks again. Feathers.
Hi Feathers,I was in the same boat 18months ago that you are in now. Everything seems so easy for all the other states – find a person, get them to find a property, we negotiate etc etc. <grin>
Here in SA it’s a little more involved. When you do find somebody to do a contract for you make sure it’s bullet proof, rembering that you need it if things turn sour to fall back on.
I have spent a lot of time money and effort to get my whole system set up to a point at which I am comfortable with it from a legal point of view.
So, just a word of encouragement – get your contracts set up, and take your time doing it. There are plenty of houses out there and once you have a tenant it’s a long term relationship ahead of you!
Kind regards
Marco
Oh – Win Win situations are the best!

bjajcri don’t live in SA either. but i know that the elizabeth area has a lot of dab tenant problems. as i said i just sold a pair and have two single in elizabeth. since i purchased the properties one tanant has been in the house for 6 years but the other three have regular changes. i have landlord insurance to cover tenant damage, loss of rent etc. so far i would have made a lot more claims than the insurance costs. i asked a very competant rental manager years ago what percentage of tenants would be problem tenants her comment was 50%. so be prepared to have some problems. But on the other hand i’ve made a profit each and every year on these properties and a very handy $210,000 capital gain, which is a lot of cash for me. these properties have been refinanced over the years so i could purchase more cash positive properties. i don’t think these properties would be cash positive at current rentals. anyway i am happy to be selling out of this area. Having said that there is still increadible buyer interest in these suburbs. if you buy contact me direct on 0415438666 so i can tell you who not to use and who i would recommend as property manager. In answer to your question there is a lot of negative (snobbery) attitude to this area from others in Adelaide as you have discovered, but you are looking at an investment not whether you would raise a family in the area. But i don’t feel unsafe when in the area anyway.
