    hi bbasdg,Check your inbox for my private message.  I'm just an ordinary guy who works in an office for 37.5 hours a week, had some spare cash so I started developing dual occ's some years ago. The most important thing is finding the right builder who can deliver on time rather than trying to screw you  every way he can for more money.

    Some architects do charge really low. I know someone who charges about $6k for a 2 x double storey town houses town planning which include the planning report. It is a relatively new company but their service is really good. I'm about to engage them to do my sub-division in Burwood East.

    Jim,You should look for a building designer or an architect who is willing to design, tender for builder and monitoring the construction. Let me know if you need a contact, I know someone who does everything for a relatively low fee mind you there are not many designers would want to be involved during construction.
