    Has anyone heard how far down the coast the devastation from the cyclone is? Is there flooding or blocks on any roads south of Innisfail? My parents went to FinchHaten near Mackay over the weekend & I haven’t been able to contact them. That is very unusual for them. Mother’s phone is turned off, they haven’t notified us of staying longer…we are looking after there animals. Also 2 friends that went with them have not been answering their phones either.

    I’m in Gladstone…rentals here are at 1% or so I’m told by all the REA. When I talk to others who have units or houses for rent, they tell me that there places have been vacant for up to 5weeks and have only just been rented out now. Who is telling the truth? Or is it bad management? How can one establish this answer?

    I have been actively looking for places for positive investment and have found very few. The prices are over the top. Agnes is a very good investment if you got in early, however there are still good deals to be made there. The prices will keep going up. Gladstone has gone crazy. Before you even get to do the number crunching they are sold. I was to look through a duplex today but it is already sold. To keep looking is the answer I am sure. That is what I intend to do anyway.

    Hi Mike,
    No I haven’t received anything else in the kickstart program either…I was wondering if there would be more as well. I also haven’t received response to questions sent with feedback. I think they must be just computer generated responses to the feedback?

    Hi Nadia,
    I did one of these about 6 years ago & the costs accumulated to out of control…
    My advice to you is to make sure you have quotes in writing & allow at least an extra 10% for incidentals, like hitting rock for example we had to have extra excavation work & extreme amounts of concrete to fill post holes. My quotes were almost doubled in every way. Also council will not allow you to live in the premises until it is council approved. The council actual stopped works on mine because of some minor discrepency.
    To give you an idea…I was quoted $30000 to remove house & restump it – it ended up costing me $60000. The electrical was quoted at $3000 cost me $6500, plumbing quoted $2600 cost $5600. Enviro system cost more than quoted, all because of rock & extra problems.
    I suggest you do a thorough search of quote (have them look at site before quoting) and hold them resposible for any changes in the quote – make them tell you before they do it.
    In the end I was quoted $60,000for the whole removal process but ended up paying $125000. Big difference Eh?
    Unfortunately I was running a small business & was too busy with that to do thorough research & I got stung…don’t let it happen to you because when it goes that much over budget it Hurts!!! It is also difficult to get the extra money together as well.

    In saying all this, I live in that relocated house & I love it. It is now valued at $235,000. I wouldn’t be anywhere else. It is set on 5 acres of bushland with kangaroos & abundant wildlife.[exhappy]

    My brother is wanting to buy his first home. How does he go about getting the FHOG? Does this happen after the purchase of the property or whilst the contract is in place?

    What happens if you still have your name on a property from a past relationship that you walked away from? The ex lives in that house, but it was bought in both our names. Will this affect land tax? What can be done about it?

    I currently own my home in my name, half own another property with current husband and my name is still on the property that my ex still lives in. So theoretically I own 1 & part own 2 properties. How do you know how much land tax is owing if any? And what should I do about a property I walked away from? Any suggestions???

    one more question relating to this???
    If I establish a loan of $200K against PPOR, and for example only need $100K for an IP deposit, what will happen to the other 100K that has been approved? do I redraw when it is needed to buy another IP? Or will I have to establish another loan at a later date against the PPOR?

    I guess that cuts me out…bought first home in 1992-93 I think? With first husband (before we were married) Had Maiden name & smith on there. Niether of us knew about this grant, so I guess it doesn’t count?

    Yes I am talking about PPOR as MF and thank you for your response.[blush2]
    And yes I would be buying the IP in company trust.

    What I mean is that the master facility has no debt owing. It is valued at 250K. If I want to borrow 20% from that and then 80% from another bank to get the full 100% of IP is that too risky? I believe that we will only get up to 80% of the property value from the main borrower. I don’t have any other funds to put with this so is this how I get the other 20%? Does that make more sense now?
