I jumped the gun a little and bought 40 straight up, but it’s turned out to be the best thing i’ve ever done. After careful consultation with the my financial advisor i have decided to wrap 20 straight off the bat – 10% deposit at 20k and payments made as per usual wrap agreements.
I am offering another 10 at $17,500 – yes, i know that’s 5k more than i payed but i’m looking to diversify and get myself into the Porta-Loo business and need the cash. Subletting Porta Loos to mindless property developers will be the next big thing mark my words… []
The remaining 10 i’m going to hold – they are paying for themselves and the extra advertising space i have created has opened the door to a 35% yield… And the coffee machines aren’t even in yet…
Any damages are covered by the State Heavy Industry Transit Subsidiary (S.H.I.T.S)….
Also if a bus misses your stop compensation is to be paid immediately to your account – at the rate of $125 per missed stop…

Just another quick question – I’m thinking of installing a coffee machine at each of my bus-stops – you know, think outside the circle, increase the appeal of the investment etc…
Is a 10% slice of net profits ok with you ??
We all know that you can’t catch public transport without experiencing delays, so what better way to soothe tensions with a nice hot cappuccino ??
At $3 per cup x 250 people per day (an estimate based on the prospectus i received today, thanks again Bill) that’s $750 (less costs) a day in excess of advertsing income and rent… (x 40 remember)
I’m going to set up solar heating on the roof of the bus stop so we won’t need electricity, the cost of each cup to us will be 22 cents, 25 for those arrogant bastards who insist on milk and sugar.
Can you crunch the numbers and get back to me ?? If 10% is acceptable i’ll get my people to call your people and we’ll do lunch… []
Gotta run, i have a meeting with the buyer i have lined up for that bridge i mentioned… He’s new to this forum actually, and the Harbour views impressed him greatly…

I have a mate who is in Queensland at the moment (took 3 weeks holidays) and is searching frantically for investment properties – i’ve told him to relax and save his dollars, the best time to buy is yet to come…
I honestly think there will be a squeeze in the next 6 to 12 mths, and while i don’t expect a collapse as such i think things will certainly level out… A drop in some areas is not an unlikely scenario either… []

Whilst i must admit toilets aren’t my specialty i’d encourage you to think outside the square a little… Remember the old housebrick in the cistern trick ?? From my calculations this will reduce water use by at least 25% and therefore enable you to lower your tenants costs… This has to make your idea more viable right ??
Also try adding padded seats, i find women prefer these and they may then stay long enough for you to double bill them for excess usage…
If there’s an elderly population in the area you might want to consider a wooden seat – they love nature and what’s better than timber right ??
Try to find a PM who will tackle the cleaning duties as well – no smart property guru wants to get their hands sh1tty now do they ?? [:0)]

At the moment having taken advantage of Bill’s offer i have to say i am very impressed with the style and construction of my 40 bus stops so far.
I have also had advertising hoardings split in half so i can obtain maximum cashflow for my investment dollars… a smart move, even if i do say so myself… []
I think this could be the best move i’ve ever made, in fact i’m already looking as far afield as North Queensland. A lot of bus travellers will be looking for that “sea change” in the next few years, keep that in mind…

So, what’s the chances of buying a bus stop in a regional area ?? I hear the yields are outstanding although i’m confused as not all towns have buses right ??
Will the bank do a 90% lend on a regional bus stop or should i tip in the extra dollars by selling my pushbike and making a 20% deposit thereby avoiding costly mortgage insurance as well as keeping the bank happy ??
Finally, should i buy my bus stop in a town of less than 5,000 people or is this too risky ??

P.S. alf, be very wary of NZ bus stops. I’ve heard the gangs are very bad over there and have been known to congregate in shelters without permission from the legal owner – even the police are scared of them… (Have you seen “Once Were Warriors” ?? I’d be scared too !!) []
One advantage though is i’m sure i heard Bill say you could actually buy “sex” at a time over there… Hmmm… []

xyzzy: Great story, funny how different people are – my dear dad is the opposite…
He ran a very successful business that he started at 26 years of age but was seriously injured in a car accident by some drunk who ran a red light when he was just 32 years old…
After 2 years of frustration at not being able to be “hands on” around the business he built from scratch he sold it and retired…
Since then he has watched his five kids grow up (the youngest is now 17), became a single figure golfer despite having the dodgiest swing ever seen, and trains and breeds greyhounds…
It’s impossible to get him to do anything, he is always “too busy”. I almost have to make an appointment to call past and have a beer with him !!
I think the greatest gift i’ve ever had is having both my parents around in my teenage years. I’d have been a little sh1t for sure if the old man didn’t keep me in line… []
That’s the main reason why i want to retire early – so i can watch my kids grow up and still be young enough to enjoy retirement…
Of course, maybe it’s time i found a wife before worrying about having kids… []
