I’m assuming you’re talking about a duplex with 3 bedrooms each. These guys-
have a huge array of duplex options to choose from. From memory a 2×3 would start at a basic $150k. I think their rates can be as low as $500 per sqm. So a 2×3 duplex at 300sqm, 15 squares each, from about $150k.

The only exposure to Collins St property I have is every year when BRW send out their annual Rich 200 list magazine and I read about some octogenarian squillionaire who owns this tower and that tower on the street.
The thing that stood out for me is the balcony is almost 25% of the property area. Anyway, Collins St. is the bluest of blue chip property you could probably get in Australia, so in that regard it is a good place to invest.
However, what someone seems to have done is cut up a chunk of office building, divide it into offices and flog it off as retail investment packages whose returns aren’t that attractive despite the address.
I believe that you can do far better with your money, if you’re after an office suite investment, in an area that has as good demand as has this one. But if you had your heart set on this particular investment at those prices, even given the address, I think the marketeer has built in a bit of negotiating room into the price.

You might want to pose as a potential investor doing some preliminary research on investing in CP to a CP RE agent. Sometimes the best way to get the good info is to ask the bloke right in the middle of all the action.
Also speak to Dazzling who’s the resident expert on CP’s.

Sounds lucrative but a bit risky. Who knows what property developers have their eyes on, even beachside properties. You may be waiting a while in the current market, but if you have the cash beachside is always best regardless of whether it’s on a developers horizon or not.
You might want to try Michael Yardney who’s on this forum for advice regarding this strategy as I beleive he’s done a fair bit of developing around Melbourne’s Bayside areas.

Using the definitions in that book I would go on to say that we have finished the boom and are just about at the start of the slump.
I dont think that property prices will boom again until at least 2014. By boom I mean that property prices rise by at least 10% in any given year. I personally believe we’re in for a long slump.
More importantly though is the fact that if you know what you’re doing and know your markets you can make money no matter where we are regards to boom, slump, recovery etc. It’s just that you always make more when the boom is on. The people who made the most from the last one are those who prepared for it during the previous slump and recovery.

Apparently the moccasin wearing Mayor has hinted of using an upcoming state election for leverage for some moolah for the Frankston area. Might be worth keeping an eye on.
Dont be driven into investing in Frankston North just because of it’s low prices compared to other metro-Melbourne if that’s what you’re doing.
Frankston is a huge area that cannot be tarred with the one brush. While some areas are over-priced pits, Yack is quite right in saying that there is opportunity in Frankston. I like places near the CBD.
You could even get yourself an apartment next door to Jamie Durie in the about-to-be revamped Pennsula Centre!

The website looks good, you might want to talk with a marketing consultant about it to increase your sales and revenue.
You may have trouble finding buyers here though. A lot of Aussie investors have trouble getting their head around the logistics of investing in NZ or the USA, let alone Bulgaria.
Keep your fulltime jobs and keep at it and just remember most overnight success stories took years to develop.

If you genuinely want the shop it’s high time to chase up the PM to get things in motion or to find out if you’re unsuccessful and should start looking elsewhere.
Also start looking elsewhere anyway, just to cover your bases.
The landlord might love a seafood shop in his premises but the agent might be lazy and not done anything yet. You just cant tell. I hope it works out for you but I believe you should contact the PM immediately and find out where you stand. Not knowing can drive people [wacko].

Each to their own concerning townhouses or units. It really is a personal investing choice. The area you’re in does sound like an area for good future prospects, sunny Qld, but this is where you can really pick up some good investment skills- during the investigation stage of any possible investment.

The excitement that happens after reading about the yanks buying foreclosures out the front of the local courthouse for next to nothing dies down fast when you find out how they’re handled in Australia.
Properties that have been foreclosed on in OZ, well the bank who foreclosed on them has a legal responsibility to achieve best possible price for the vendor who has defaulted. The properties are handed off to a normal RE agent for auction and are treated like any other house. You see them advertised as ‘mortgagee auction’ etc. I’ve been to a few and the ones I’ve seen, there’s no bargains to be had.
