    The advertised prices were as much as $80,000 below what T Som Properties had estimated on the vendors sale authority.

    $80,000 below estimated vendor sale… or in other word vendor reserve price? is it auction? if yes how much if the starting bid…. I think we as the buyer know that usually property will go 20% more.. than the advertised price in auction

    I dont see why 80k is considered illegal (assuming the advertised price is more than 400k.. which is 20%). I've seen some agent which underquote by more than 30% than vendor reserve price.. why wont they get fine instead?

    Will keep going down prob around 50cent before rising back again in long term…

    In short term.. this is due to the fact that share price worldwide crash, affecting australian commodity export price as well.because of the lower demand for australian commodity export like metal, iron, etc. . this plus some more interest rate cut in the next couple of months which means those seasonal overseas which used to hold australian dollars… or deposit their money in australian… will slowly withdraw their money and send it back overseas most likely in US…

    However, when this whole financial crisis over.. Aussie dollar will be going up again.. and I believe the fair trading value considering australian economical strength would be between 70-80cent

    I just bought property yesterday, price is 10% cheaper than similar property sold 6 months ago… and I got 14k FHOG…. interest rate keep going down…

    and….. property price will keep going up… this is excellent news…

    Based on experience, valuer usually give a better indication of the "true" value of the property,.

    Agent usually is the more optimistic one, and more likely value at higher price range, simply to convince you to list the property with them. This is why sometimes we ends up with "unrealistic vendor asking price" because the vendor believe they can achieve that value in the market as indicated by the agent.

    Anyone knows how long the minimum I need to keep the property as Owner Occupied before I can switch to Investment, without losing my FHOG?

    I always wonder why people don't buy as owner occupied, claim FHOG, then say after 2 years switch into investment and takes benefits from the Negative Gearing?

    That means you can take advantage of both worlds
