we have had the same tenant 4/5 years and have never put the rents up as they are such good tenants
who keep the grounds in order and we only go up once a month just to do the lawns to our own standard.
we charge $150 each unit the realestate agent said we should be charging 180/$190 the Duplex is Brick and does not require any maintenanceAll is not lost how much are you bankrupt for and for how long and can you prove it was not your fault.[8D]

yes the true profit will be $200000 taking into account all costs I can see that if I refinanced and put that money into my other project that the rents would even out but I really want to sell , its just finding the least painful way.

I can handle $45000 loss dont like it but can live with it..again thank youOk why not put a garage at the back make it into a granny flat another $120per/week if the house is 4 bedrooms put a new kitchen in the garage put in a divier wall and lease it as 2 flats at $150 each
Hi what a great buy …you should look in casino in NSW the people can’t get renters in that area they are in such demand We are building 3 new homes in the area as we speak we will sell two and keep one for our selves as we have also other projects lined up.

I have a friend who wants to sell so he can go back to NZ..He has a duplex 2x3bedroom Brick units each with single garage land size is 1050 both units are rented one for 5yrs I for 18 months . they are in Lismore approx 15 minutes from ballina beach and 1/2hour from byron bay selling for $460000 other s in the area are selling for $489000 with not as much land.
