Hi I have been a broker for 4 yrs and I live in brisbane north side.I will be happy to help in any way .I can do many banks and non banks also lodoc and nodoc loans .Maurn [email protected][angel]
some banks say they dont make money unless the borrower is in the loan for 2yrs and they the banks have a sliding scale of exit fees always ask what the exit fee is before signing up
also they have a clause where if you sell befor 12 months is up the broker has to repay his commission to the bank…thats called a claw back fee…doesn’t leave much to the imagination does it. Maurn [angel]

Hi , would you like me to count it for you?
I have a friend in the realestate game and he said Casino NSW can’t get enough renters people are screaming for houses and units to rent.
Kyogal is on the train line 3hrs from brisbane.
prices are reasonable there as well.
Prices in Lismore are getting higher but there is a new shopping mall train line , air port, and 20 minutes from the Beaches.

depending on what you like a big house with a big mortgage , a small house with not much room and unable or unwilling to share the space if you at some time find you need help in paying the repayments…a Duplex live in one side rent the other side to help you pay the mortgage, a flat mate with out having a flat mate …I had a boy friend once I called him “clayton” He was the boy friend I had when I didn’t have a boy friend[evil4]Seriously its what you want not what we think.our suggestions are just thoughts for you to look at and discarde or use as you please.try to use no more than 20% of your own money as deposit so you always have play money you can sit your extra money in the loan with a redraw facility
I’m Ezy
I also have a question a friend of mine just bought in nz and said he had to pay 40% deposit
is this the norm for people in Aus buying in NZ
If not how do you go about obtaining finance at say 10% .thanks to all who help with information[mario]

I am not charging a commission the seller is a family member who wants to sell up and go home to NZ
I said I would help if I could The realesetate agent said they are in the right price bracket between 460 and 489000 but the duplex is not listered with any agents so the price is negotable as there would be a saving of no agent fee’s The size of the land is wrong I said 1050 it should read 1450 I have photos comming and will be happy to send them on if you are interested
I am a wildly wealthy woman..and yes it cost me $3000
I went to a seaminar cost another $500 for accomodation for 3 days…Was it worth it Most of it was very informative, If you learn one thing thats more than you knew before…I have since met up with 6 women like minded so that alone was worth the money…But boy did they make a profit do the maths 500 women 3000 each $1.500.000 take out their expenses and they would still be smiling..Good on them and their accounting firm is still reaping the rewards they charge $150 per hour consultation fee and who knows what the book will bring in…whish i had the know how to make that much money in that shorta time.
overal I am happy with my investment into the Wildly wealthy women The 6 women I am now involved with have a company called MAJACK and we are going to set the world on Fire.”they the www use a lot of other peoples material” but have permission to do so. This foram is better they still have to work out a few kinks from theirs..dymphna is the brains of the two.
Hi zigzag..I live in a DHA Army rented house so i can tell you from a personal point of view.
The Army do inspections all the time and keep the maintenance up to date all the time when you get your house back it is in as good if not better condition than when you rented it out but the Army take around $25.00 per week back to cover the maintenance, most Army personal stay in one place for 3 years so you would only have 2 familys in the 6 years…The better the house the higher the ranking officer who lives in it….[]
I have a credit union I use their rates are a little higher, but their criterior for lending is easier
so I guess it depends on what you are looking for
what interest you the most? interest rates or finding some one who is willing to lend to you.they lend to sole parents, age pensionera, disability pensioners,
good credit rating through to bad credit ratings
nothing is free you have to pay the piper
My thought on the subject I guess I have always done my calculations this way …
you take the loan amount divide it by the current interest rate multiply by 365 days in the year you now have a daily rate x that by 31 days in the month this is only rough because there are 30 31 29 days in the months but it gives a good indication …[]
If you did a an offer and got the duplexs for $440000
20% deposit $88000 cost $20000 loan amount $352000
rents you could get ezy $370 per week for the 2
I still think its worth a look Tax wise I said the land was 1050 I was wrong the land size is 1450 these Not many duplexs on that size land
Hi Russ you can only borrow if you can aford to repay the loan if you are going to rent it out it should be able to support the loan with out your input.if you need to know how much the loan will cost in monthly payment at interest only…take the loan amount say $120000 x by the interest rate say 6.69 div by 365 x that by 31 =answer $681 per month interest only [this is an eg only there are other factors in getting a loan and the CRA report is a big factor …[email protected] hope this helps
thank you for that in fo on CF-
but the gain would be in the fact that the areas resale value is going up
and renters are always in abundance
the army rent 3yr leases
and the unistudents rent by the room
Who needs a job? with lodoc’s and 20% deposit you can buy an investment property and as long as the rent covers the payments your laughing maybe you can teach me about the stock exchange get your selfan abn number if you are a proffessional punter so to speak you should have an abn
