lessons are not always EZY [buz2]so no one has a great idea yet…let me tell you how to save money you didn’t know you had , its simple and effective.
just an [e.g.] if you go shopping with $200 dollars in your pocket and expect to spend the lot
look for bargains [say] a new pair of shoes selling at $80 on sale for $50 ..take the $80 from pocket A and put the savings $30 in pocket B
do the same with all your purchases only using the money you started with in pocket A…over the course of the day you might have saved $100 which is now in pocket B do not spend this as it is now a bonus savings ..You have bought exacly what you wanted and saved $100 over a year if you saved this amount you would now have $5200 in your pocket B its that EZY.[buz2]a fortune is waiting to be found in your own pockets.[specool]A.Thanks, yeh I thought I could get them cheaper no they are not in a capital city or with views
but a reasonable town on the north coast, which is where I have been mostly looking.and I will check with the council… 2xbed room units are selling for around 220k …my thoughts where…if any one is trying to get into the buying market for their own first home and they can not afford a house ,a small reasonable cheap unit might be what they are looking for [buz2]always happy to get a reply[biggrin]If some one is offering I am looking ,

IF I WAS A RICH MAN…NO NO NO No the old queenslander 2 sections from mine is on the market for 600K its selling as a going concern boutique Restarant, with 2 extra blocks of land included ,,,the land is the same size as my property. my house is only a cottage on a acrea , my land is truly beautiful . and I know the excelant prices will work there way 15 minutes up the HYway to where my land is, My son and his wife and I have plan’s for investing in other projects, I am reluctant to sell , just want as many opinion as I can get,[buz2]
THANKS KAY.always nice to hear from you. thanks for your thoughts, I am interested in all thoughts on this subject. the river is on the other side of the Hyway I bought the property for $85k and I know the rent is cheap , it just didn’t worry me , An old lady was happy and I was also happy to have some one living there.Now cicumstances have changed and its time for me to think out side the sq the house next door is selling for $280 with no land to speak of and the big old queenslander next to that which is beautiful with the same amount of land as mine is selling for $600K, they have cut their land into 3 blocks.I was thinking maybe I could have my land cut into 2 1/2 acre blocks, sell one for finance and keep one….There has to be an EZY answer for me.[buz2]

[dead2]a contract is what you would need, saying some thing like this” the house and land was worth x amount befor the reno I am prepared to put in x amount of reno’s , when the property is sold both party’s gets x amount ,with a clause saying if the property is withdraw from sale the Reno King gets x amount for the work completed.[buz2]

and yes you are right most people male and female have had good results in the finance sector. but yes there are those out there that make somewomen feel uncomfortable. for example the bank manager that laughed at the the lady asking for finance and said come back when you earn enough, which bank was that , well I did the loan for her and she has now started to look for investment properties because the house she bought has increased in value by $100.000.{No I wont tell you where because I intend to buy every thing in sight.}[cigar]does any one know of any good joints for sale
and the lady who went to another bank a lady bank manager who made her feel so bad and spoke to the customer as if she was dim witted.

I am always thinking bigger ,better, out side the sq,Now seriously…if the banks are getting nervous, you can look at a few Nonbanks. I know of a couple of frendly ones, who dont get scared when they find out you are a women with a brain and you dare to look outside the sq.Now thats not to say all Banks have reservations on lending to us sm.rt as.es . I am a first time reasonable new IP investor, but have been in home loan lending for 4 or so yrs and love learning and earning so I put them together and now I belong to the Wildly Wealthy Womens club and love the comrade get togethers

yep it’s sh..y when this happens,but you must have known that the CRA report was shaky due to all the enquiry’s …why not try to have some of these enquiries taken off the CRA.
Dont ever think just because the lender said yes its a given because the Mortgage Insurance has the last word…if you can’t get a 80% lend next time ask for a lender who doesn’t use mortgage Insurers …or put the loan in a family name , new name new game.also check how long has the broker been in finance.?The big question has this broker got any IP’s of her own, if not use one who does.

but be smart, ask your child separatly . why she thinks she still does not own a house ,ask her husband the same question.then look between the lines..is it because they as a couple can not find their feet , or is it one has not got the will to work hard? is one thinking some one else should provide for my family , why should I work hard and scrafic?who gets the house if they divorce,? Dont give this family a reason to think daddy will give it to me.By all means buy a house for your family member subsidize the payments if you need to , give them a time limit when you think they will be able to pay their own way, and keep the house in your name untill they are in a position to say..ok we can do it on our own now dad …sign the house over to them and ask they pay you back to amount you have subsidized the payments . just an idea , if your family feels that they dont want a hand out offer to pay the child care in order to let your daughter earn her own way..or get her husband a second parttime job.
I bet you had to scrimp and save when you first started out…Me I bought my house when i was 17
my husband 18 and I had a job and hubby had 3 jobs and we had 2 kids befor we could buy carpet or what we would call new furniture .
we where so proud of our first home. Dont take that away from your child …she also needs to feel pride in what she has achieved
