    Only a thought as I am not experienced in this – but if you are planning a “community” type room also for residents activities and social gatherings you may be eligible for a govt grant of some sort – depending what’s available locally.
    Might be worth checking out.

    Depreciator, I like it that you treat each situation individually.

    Our tennant pays the rent on time, but her dog is progressively digging holes all over the backyard and she is not watering out the front.
    Her “reward” is a chat from our PM.

    Or perhaps a visit from your avid gardener?? Glad you are appreciating her efforts.

    Hi Everyone, I still value my time on this site and learn heaps by popping in most days. I have missed a few of my “favorites” who don’t seem to be on as often. Like others we are busy – finishing IP2 repairs so it’s ready to rent out and our “baby” boy is being married on Saturday. We don’t get to snoop around here at work, so fit time in when we can.
    Always enjoy the read of what others are up to and learning from the questions/answers.

    We have been happy with fibro properties. We have found they are easy and economical to repair/paint/ add on to etc.
    We had a home with the vinly cladding and it constantly needed cleaning – guess it depends where you live.It also went chalky and flaked.
    One of our fibro IP’s increased in value by $15,000 in 3 months this year.

    Good idea except we live 2 hours away and work shifts.
    We will definitely try to do this in future however, will be better prepared.

    we are going up there soon to put up a carport so may arrange a new valuation then.
    Didn’t realise we could speak with the valuer.

    [baaa] your just reminded me of the smell of paint and glue and bog!

    We repaired some doors that had holes in them, I had seen it on TV and my clever hubby sucessfully did the repair.
    We did a total paint, stripped the bathroom and replaced tiles with lamipanel, replaced the toilet bowl, replaced rotten kitchen floorboards and retiled the kitchen, all in over 40 degree heat, while travelling between placed 4 hours apart for work, weddings, job interviews and Christmas. It was madness – but worthwhile as we scored a new job close to our children and grandchildren, got better than expected rent and a happy tennant.
    IP 2 is in much better repair so in 2 weeks we will be busy just painting and gardening!!

    Thankyou. All we are really wondering is if there is enough room on the land. We are able to put a transportable there as that is what is already on the block.

    Have enjoyed folowing this thread it made me think and while I normally love giving gifts – I have now decided a plant at a non-event time may be the way to go. Have only had our IP 3 months and the tennant has already requested and got a new screendoor, and a carport is on the the agenda for next month, so we are spending way more than we are earning at present.

    Each circumstance is different and at this stage I think spending dollars that keep the tennant happy and add value to our IP is our priority.

    Gifts may follow at a later time.
