is the guy looking after your property the manager of the PM agency if not go and see him. Do they not have it up for rent? Dont ring anymore go and see them in person talk about all the things that are bothering you its your property you are paying them to look after it just remember that if you approach them respectfully you will probably get further than if you go in all angry.

Quick question, if the agent claimed back the bond what are they at the tribunal for? Shouldnt it now be a matter between the agent and the insurance company.I would go and talk to all the other agents in the area and find one you like. Look through some of their vacant places to seee what condition they are to see how they manage them. We all come across bad agents and it does cost us money but look at it as a learning curve not a disaster.

What price is too high for paradise.Forster has to be one of the best places to live, The ocean, the lake ,shops , schools sporting facilities even a hospital and if you have to Newcastle is just down the road for more extensive shopping. For the older people it isnt too far from the big smoke Sydney for the relos to visit. I was very sorry to leave but now find that I also enjoy Maitland though not as many nice beach walks.

How is it that he is deciding to bring forward the settlement date. I would have thought that you would have had a say in that.Instead of blaming the vendor for being stuffed around look at this on the positve side, learn from this experience so that next time you know what to do.

Some people rent because they move often and companies help pay for the rent not the mortgage . So it makes more sense to rent than buy. Places like Darwin which have a lot of defense force or company moves is such a place. Makes it hard for the local people who dont get rent assistance. You might also find this in mining areas where companies have to pay something to encourage people to go there.

To get the property valued first? Doesnt this depend on your strategy for buying property. We always get ours valued first as we are going to buy a property that needs renos.We talk to the valuer about our renovation and ask them for an on comp valuation subtract our costs and profit to come up with the price we would be willing to pay.So as you can see it all depends on what you are looking for in property.

We have had a rental property in Darwin for about 10 years after an initial capital gain Darwin has gone nowhere. We have had no problems renting our place but have had friends who have had their places vacant for months vacancy rate was very high approx. 15%.You do get good rental yeild. The real estate agent we use says that with all the new infrustructure they are expecting capital growth to occur in fact houses have already started. Look for large companies expanding up there or the defence force as they will pay the high rents needed to make your property positvely geared. Its a great place to live.

Just a quick question about how you find this tenant. And if they are finding the properties I guess you don’t need to go out looking at all.
This is a good idea it would free up a lot of time spent looking for IPs.
