Just thought I would add my 2 cents. Personally I would rather a tenant who always pays on time but asks for annoying things to one that doesnt pay on time. You dont have to agree to all their demands, my Dad had one of these tenants always asking for things to be done or new things added sometimes he did them sometimes he didnt but these tenants stayed for 7 years had yearly rent increases and left the place in as good a condition as they got it.
Does your insurance cover glass breakage after all I assume it was an accident while they were maintaning the property and isnt this why you have insurance.
Look to the positve side of having this tenant instead of the negative.

In your example how can this be if the person has given a direct instuction,is it because that particular share didnt fit the original criteria for shares that was asked for?
I would just like to see people take responsibility for their own actions which in this day and age seems to mean sue whoever you can make a quick buck then find the next person to rip off.[}][}][}] It makes me really mad sometimes

I think that the forum lacks something now that different types of investments cant be discussed.
I also understand why Steve did it but there are so many people out there who have both property and shares and it was nice to throw around ideas on both subjects a more complete investing forum.I dont think people should be saying to buy xyz share anymore than people should say buy xyz house.
Anyway I will get off my soap box and return to heathen land with my shares[]

Life is going to be pretty dull if all you ever do is what your mother tells you.[}] If you have read Steves book you can see on page 171 that Steves preferred method for earning capital gains is the stock market[].
I dont think Steve has a problem with shares he just wasnt happy with the direction his forum was going and decided to put limits on it.

I am really glad that you are hear to ask and answer question Mini you do a good job and sometimes ask the questions we all would like to ask. To Paul it is a shame that Bill saw it as a witch hunt and left he had alot to give and at first seemed prepared to do this but when the fire got too hot he leaped out, he also had very strong oppinions about thing which is what made him such a valuable player in this forum, he probably offended a few people about wraps but that was his opinion and he gave it freely, if you are still lerking Bill I hope you come back your efforts were appreciated though not always agreed with.

I just re-read my account statement which has the cheque book attatched and we pay no fees. We are with CBA but we also have alot of debt with CBA and this gives us transaction free accounts.Alot of the govt fees that you used to pay you dont anymore, like there used to be one for depositing money into an account, thank god they stopped that.
Anyway we dont use our cheque book that much but living away from our houses have found it useful to pay people who dont take credit cards.

We also try and teach our kids about financial independence, one thing we do that Robert K suggests is the three money box system 1 for savings, 1 for spending and 1 for charity, my eldest one really took to this she saves 50% spends 40% and charity 10%. The savings will eventually be invested into something like shares and she really enjoys selecting a charity to donate her money to, I think this time it will be the guide dogs.My seven yr old has now asked if she can have 3 money boxes so that she can do the same.
We talk quite openly about money and how we make it which is very different to my up bringing, about the only down fall is when the kids talk about how much their parents earn my daughter has to explain about what a share is or a company and how we dont live in all our houses. Which I guess means that she is learning and is interested.

I also use my credit card extensively to get all those points to redeem for other things.
If you are serious about financial freedom you would have no problem with your card as you wouldnt overspend.Do a budget stick to it
Kay Henry I just realised I must be over 70 as I have a cheque book I find it the best way to pay our rent and the water man when he comes to fill up our tank other wise I would need to have alot more cash on me which I dont normally have. Until a couple of months ago I also needed it to pay my preschool fees I know a child at my age was a miracle but luckily I can now use my CC for that.

When you signed the contract did it give you a date by which you needed to say whether you had finance approved or not. I suggest you look at your contract first. If you are now over your time you may lose your deposit, but dont give up on finance seek out other banks and financiers to try and get finance, everyone seems to have to go thru this before they get their finance in order.
Seek solutions and you may just find them

One of our friends is a Kiwi and I always like it when she refers to judderbars and chillibins.
But we shouldnt just pick on our neighbours across the sea, the people down here in NSW laugh at me when I tell their kids to get in their togs and the lady at the deli in Coles the other day gave me a real strange look when I asked for cherios.
And rugby league is the real football not that fancy pancy aussie rules.

The first deposit was from equity from our existing property but for the last 4 purchases we buy, renovate, revalue and refinance to get our next deposit. Before we buy we enlist the help of a valuer who gives us an oncomp valuation then we work backwards to the purchase price.
eg. property refinance valuation 240,000 reno 25000 then we would only pay max $170000 for the property.
Has worked well so far.

Everyone has been really thorough with their advice just wanted to mention landlord protection insurance, incase you dont have it. Also you cant tax deduct things you have done prior to tenants being there in relation to the hot plate installation etc I would check with your accountant.
With depreciation schedules and units they also look at common property owned by all units like pools, lifts fire extinquishers etc in common to all units. Amzing sometimes what is on the complex.

I agree with westan that you need to talk to your property manager. We always add aircon and dishwashers because of the areas we rent in and the type of people we are trying to attract. And yes we can normally get a little bit more in rent for them.
