When you signed the contract did it give you a date by which you needed to say whether you had finance approved or not. I suggest you look at your contract first. I agree with westan that you need to talk to your property manager. We always add aircon and dishwashers because of the areas we rent in and the type of people we are trying to attract. And yes we can normally get a little bit more in rent for them.

In answer to no.3 you have to go through the tenant tribunal and if it goes to court the judge can actually give your tenant 3 mths free stay ( in some states) in your property, I would assume that you could only call the police once the court has told the tenant that they must vacate and they still dont.
