    As you mentioned there are so many horror stories that investors are ashamed to share.

    I have recently connected with investors that were regular posters on this forum and many have had a similar experience to Rosa.

    Property managers stealing, developers scamming them, issues with bank accounts, etc…

    Its sad to see.

    Credit to Rosa for speaking out.

    I would like to mention that I was constantly getting phone calls from the same debt collector about some stupid bill that some other person didn't pay 2 years before I even moved to the US. No matter what I told these guys regarding me not being a US citizen and not even having a social number they still kept calling and calling. I left them messages to take me of the list and that I am not who they are looking for.

    I called them 1 last time and asked to speak to the manager. I explained everything to him and in a professional manner said if I received 1 more call I will get advice from an attorney regarding harassment charges haha

    It worked lollol

    You have a great house in a great area.

    Also, you now have a great property manager in Matt and he will not steal your rent or lie to you.

    I take my hat off to you for biting the bullet and buying property although it has not been much of success in the last few years.

    Due to this tho you have gained extensive knowledge on US property and the market here. Much more than anyone else.

    I believe that every experience is a good experience and I have seen that you have learnt from your mistakes and will move forward more wisely.

    * I also think going through the pain now to get a US Loan is worth it in the long run, it has been difficult and frustrating but I think I am almost there, and hopefully now that I have one under my belt it will be a lot easier the subsequent loans I do get. That is the plan anyway.

    It sure will. Many banks treat existing customers differently and have a "in house" credit score. They will bend the rules a bit for long term customers that can show a great repayment history.

    Hi nyc88,

    Thanks for your post and I am privileged that you can remember my posts dating back to 2011.

    I did accumulate quite a few properties in a short space of time. I believe it was 7 months.

    At the time of building my Australian portfolio I only had 1 property in the US and as I pretty much moved myself and my whole life to Kansas City in September 2012 I fell in love with the numbers the US market had to offer. It was a "no brainer" to start selling out of all Aussie investments and move the funds here. It was also good timing as the AUD was super high. I predict the AUD will keep dropping.

    It is much better IMO to build a portfolio with high cash-flowing properties with no debt. Fortunate to be able to do that here in the US due to lower priced properties.

    Then later on potentially look at using some finance to continue buying and speed up the process of building the porftolio.

    If there are any hiccups with the finance properties (and there always will be) the cash-flow from the cash foundation properties can be used to cover any losses without interupstion to one's lifestyle.
