Spot the successful investors on the forum and ask them questions. Im sure if you keep reading you will be able to figure out who they are. Be very careful as not everyone is genuine with there advice and there are people out there looking to make a quick buck of novice investors. I suggest you attend a few US seminars were you can learn the basics. Dont sign up to what they are selling tho. In my opinion were most investors go wrong is that they focus too much on location and not enough on the people that will be looking after there investments on a day to day basis. I have invested in Rochester New York and my investments have been performing very well due to the team I have establsihed there. My strategy is to build up cashflow before I start venturing into other locations were there is more potentail for capital growth once the US market recovers. Once again focus on building relationships with people because they will be the ones that will make or break your investment doesnt matter were you decide to invest.

Hi Dark Star,
I suggest you look intro Mildura for your first investment property. You can find cheap homes that are yielding around 7%. Rental market is very tight and there are a lot of positives happening for the area. I bought my 1st one there and have done well so far. I own 2 there so far. I think Melbourne is a 5 hour drive from Mildura. Anyway was just an idea to get started.

Hi angelarose.
Every post reply you receive on this topic you will find someone pushing an area where they have invested or where they get the biggest cut. I will not mention any areas as I think the most important thing is not so much the location but the team you have in place looking after your interest and your investments. Good investments that make you money can be found in any market but good people are hard to find.
Make sure you do lots of research and dont make any sudden decisions.

Blackwater is great. Spent 5 days there. Couldnt get accomodation. Workers sleeping in tents. Supposedly there are coal reserves for the next 20 years. Only problem is the town is too dependant on mining. If something were to happen it would become a ghost town.

Sounds like a great idea. You give the tenants a reason to pay on time and look after the property. Maybe add little gift cards every 6 months or something similar.

How many do you have in Mildura? There is a bright future for Mildura. I have many contacts there and everyone reckons the market will pick up significantly in the next few years. There are many new listings and many sales but prices arent moving upwards yet.

Sorry for the late reply but I have only just seen your post. My 2 houses in Mildura have been tenanted for a couple of months now. The tenants are great and all is going well. The rental market is still very tight. Mildura hasnt had much capital growth over the years. There are definetly some positive things happening there at present with the recently expanded Bunnings and Big W. There are new retail chains opening also. Have you purchased any properties in the area since your last comment? Again apologies for my late reply.

I wouldnt fix yet, I believe interest rates will go down by another 0.5% by July this year maybe even more. Just my opinion.

I also agree with Terry. I have invested in rural property in NSW and VIC and done well so far. There are also good deals in the bread butter areas of Sydney (Mount Druitt, Liverpool, Blacktown, etc…).

The problem with the sunshine states is that a number of years ago speculators came in and purchased properties causing the prices to rise, thats why you see in Florida some houses were $180K a few years ago now selling for $60K, will these properties EVER get back to those prices….don't think so. because they were never worth $180K to start with. Hi Jeff,
I have recently bought my 1st in Rochester and so far its been good. The team on the ground is fantastic. A good mate of mine has over 60 properties there and has been investing in Rochester for the past 9 years. No capital growth but his properties are always tenanted and very well managed. I think the you can make money anywere as long as you have a good mastermind team around you.
