    I go to may seminars and they are all a big sales pitch. Some are very pushy with no content and just sell. The worst seminar I have been to so far was LIVE OUT LOAD with Loral Langemeier and one of the best I would have to say would be with Wilson Luna. Both of these were more business orientated tho.

    Even if you buy in a rental area you can still sell to an investor looking for yield. Prob for none or minimum profit.

    Agreed with Luke,

    First thing to check is if the structure is sound. If the fire gets through the gyprock ceiling you will likely need a new roof as the rafters and hanging beams might be burnt. If there is any chance of salvaging and rebuilding as long as you buy at the right price you can definetly make money.

    I go on realestate.com and just search new listings under $300,000. Properties that are run down catch my eye the most. With the places you have mentioned like: Gorokan, Raymond Terrace, Budgewoi, Watanobbi, etc… I think there is good value there. Anything you buy for under $200,000 and give it a tidy up should rent for around $290pw – $300pw.

    In my opinion the numbers dont work unless you can get around $600 – $650pw in rent.

    I bought a housing commision home. I gave it a minor tidy up and paint. You will find that most of the housing commision stock can be bought around the $100,000 mark and will rent for around $200pw some even $220. Only negative is that some areas are on the rougher side but its slowly cleaning up. There is the odd unit that pops up on the market for around $80,000 thats not housing stock, they look like decent buys

    How are you? Yes to me appreciation= speculation and Cash flow = cash Flow .Very simple way of looking at today's real estate market . I do agree some  market will eventually come back. I am  just not sold on the time period every one else is saying. I am sure I will miss out on some deals down the road because of my cautious approach. I also feel that it is a safer play  in today's real estate market.So I am not trying to line up all my investment properties with that idea for appreciation.  This is where diversification comes in.

    Yep,

    We dont know when the market will recover, and the numbers in a deal never lie. I would suggest for every 5 cash cow properties maybe speculate with one property with potential for capital gain.
