    Thanks for your reply, I spoke to a few agents, locals in the area and just got of the phone to council. Rentals are in high demand and there is a lot of people looking at the moment so yeah thats what I was told.

    Agree with Richard.

    Definetly wouldnt be investing to minimise tax. Investing in property should be puting money in your pocket every month not vice versa. You can only buy so many negatively geared properties before the bank shuts its door.

    Most of the housing commision has an owner occupier clause. I think you missed the boat for Orange has already had decent growth in recent years,

    Then you know little about Warren Buffet and are simply parroting what the media says. Buffet doesn't give a hoot about property other than it's in his personal interests to talk up the US economy. Much of his commentary is not taken seriously by mainstream economic commentators. Buffet is more of a 'story' these days as opposed to some oracle. His investment company (Berkshire) accesses investment deals and has them structured favourably in ways only you and I could dream of. If you read his commentary and watch his interviews they're all about promoting and talking up his many investments. His comments are subjective and considerably parochial and shouldn't be taken seriously by the average small time investor. His investment philosophy and strategies in the early days of his career on the other hand are well worth getting one's head around. The Freckle

    Doesnt matter how much income your are earning I wouldnt recommend negative gearing. I would be happy to pay $1million in taxes cause that would mean I am also earning $1million. Plus the more negative geared properties you own eventually you will get to a stage were finance will be impossible to get due to you having to fork money out of your pocket to cover the loans.

    As you have already mentioned a strategy that has worked for me is buy below market value, manufacture the growth with a renovation, rent the property, then refinance, pull out equity and repeat same process again. If you can find deals that after you refinance are neutraly geared you can keep buying more properties and they wont cost you anything to hold.

    Also, I see capital growth as a prediction. We dont know were the market will be 2moro.

    Unless you are going over to the US and staying for good I doubt you will be able to establish a good team in such a short time. To find trustworthy people can take a while. Most of the boys replying to your post have fantastic teams on the ground and know there preferred areas like there back pocket. I havent used there services but I wouldnt have any problems paying for there margin as long as I know the invesment is a good one. The no margin $$$ can be made when going there to live and doing it all urself but even then it takes time to set up the right people and systems.
