Those of us stateside and those stateside but Australians would be appalled…. If you are US, it is REALLY hard to explain how easy it is for us Aussies to get sucked in…..

People ask about due diligence…but if you absolutely 110% KNEW that there was no such thing … (RP Data being a sign up and pay scenario for the few who have even heard…[Read more]

No but get specific addresses…plug them into zillow, trulia, Redfin and go to the county website nearest to you and look up who you are really buying the property from. If you are buying through an LLC you are buying a flip. Ask in writing what they paid for the property….then ask for all and any repairs to be itemized…. And just check that…[Read more]

Get photos of before and after. If over “x” build in 3 quotes……

This is where you just have to stand firm and we all battle it. PM’s may not even be bothered with how much it costs as they just want it fixed…… Why home warranty programs can work well with proper management. Ask for call out fees for essential services….plumbing etc and…[Read more]

Thanks everyone… I didn’t see it but I hope something got out.

Starts and stops for me with only buying through a licensed US real estate agent I guess if I can sum it up… Anything else is playing a very dangerous game with professionals either out to rape you or amateurs in over their head….and dangerous amateurs at that…. I hope Gavin…[Read more]

Vincent – FINALLY obviously a real US licensed agent online! Guys this is a BUYERS AGENT…. The only caution I make is that you mention multiple states – flip – I couldn't even begin to imagine which brokerage you hold your license with in all those states!  Welcome – FYI…..There have been crazy spruikers on here and seriously, some of those…[Read more]

Put it this way – as I happen to be doing paperwork today:

Article 2 of the Code of Ethics requires that a Realtor (and all states have the same in their licensing rules I am just not looking at that right now…) avoid the exaggeration, misrepresentation, or concealment of pertinent facts regarding the property or transaction…. (like they…[Read more]

SteveYou are most welcome – I live and die work wise to make sure that as OZ, NZ, EUR investors we are all at least armed to make informative decisions based on transparency…. and avoid some of the very very costly basics… (paying to set up a bank account leaps to mind)I live equally in Vegas and Atlanta (I actually have a fab little home…[Read more]

Quick rough Eviction process in Nevada goes like this:

6th of the month the tenant is in default – you either post yourself a 5 day pay or quit notice or pay the sheriff to do it (I think about $39)…

Even if they pay you 99% of the rent, you can take it and still evict – you can evict for a blissful myriad of issues in NV… love it -…[Read more]

Auction procedures as personal information only – this was done AGES ago and when I was a newbie and I sent it out to everyone who was interested… it may help you or may not but PLEASE REMEMBER THIS IS PERSONAL OPINION ONLY ON THE PROCEDURES AS I SAW THEM THEM – I HAVE NOT REVISTED THIS SO CAVEAT CAVEAT CAVEAT.

I deal with Section 8 properties every day – we all do – http://www.gosection8.com is a fabulous resource for landlords. Yes I have evicted but not a Section 8 tenant. I would not touch section 8 in Alaska or non pro landlord states as they can get “entrenched” bad ways – in a state where it takes 3 months to evict someone through the court system over…[Read more]

OH “they set up an LLC for you” How FAB is that – in other words, we circumvent half of the US rules about title cooling periods and use an LLC (which you will have to pay for btw) to hide VAST sums of mark ups…and even better – I LOVE this one – they CHARGE YOU FOR THE LLC. Another way of wording it…. How about this, we buy a property and…[Read more]

    1) Deal with a US licensed real estate agent for ANY purchase – if you feel they did not put client above self – you have legal recourse – I am not saying real estate agents in the US are all upstanding citizens but if you find you have been screwed right royally – you have recourse

    2) WHAT MAKES THEM AN EXPERT??? WHAT PRECISELY ARE YOU PAYING 4k…[Read more]

  • I really have to ask – WHY do you want to open a US bank account? You don’t need it to buy property, you might want it to stash funds in after you have bought a property and want a tenant to pay rents into but ultimately your property manager would take the rents.. It SOUNDS great to open a bank account but unless you are sitting in front of the…[Read more]

There was another property that was up there with this one in the water scenario – same issue – inadequate gutters for the mass water influx known as the great South USA – in that instance the downspout was missing, the water had therefore caused the mould behind the brick fascia etc etc. Fascinating to see – absolutely amazing the damage… and…[Read more]

Haha.., no same crap in the auctions… Trust me. I still have yet to really find the auction buy in Vegas that amazingly outstrips a foreclosure… And I am saying this knowing every street in the city and an accumulated 180 hours of straight auctions… I normally laugh at the prices some pay…

Okay yes the bill cleaned up Vegas for now……[Read more]

  • To buy HUD homes is difficult???Lol… No it isn’t hard.. You need an ITIN or SSN or EIN with a US address… Most use their attorney’s who set up the LLC if you get the point. Go to hudhomestore.com click on state and investor ….

    Enjoy… Great bargains to have!

  • emma171 replied to the topic HOA suddenly pipes up with $1000 in fines in the forum Overseas Deals 12 years, 8 months ago

In Vegas they are trying to enact legislation to limit the fines and accrued interest legally capable of being charged by HOA’s – the problem with HOA’s is they have so little money and half are going bankrupt themselves that they become very money hungry. Concur on the possibility of intentional mistyping…

    Did I mention I avoid HOA’s… they…[Read more]
