* be prepared to walk away when you reach your limit
* take along an experienced thirs party who has no interest in the property who can help keep a lid on any ’emotive bids’ you may make
* as mentioned previously, attend as many aucitons in the area as you can prior to your one
Make sure you have done the appropriate inspecitons prior to bidding (pest building). Also, although the agent will not be accepting offers prior to the day, you can sometimes negotiate the deposit amount payable on the day if you are the successful purchaser (though the standard is 10%) The agent may choose not to negotiate these terms with you is there is sufficient interest in the property from other buyers.
Good luck with it, a heated auction can be one of the biggest adrenalin rushes for the buyers, sellers and agents alike.

I was pointing out that the article is a thinly veiled promotion by a vested interest (the newspaper) for a vested interest (the RE advertisers) who are the main source of income for the newspaper.agree foundation, funnily enough when i read the article i realised the guy who wrote it (Evan Schwarten) was someone i went through uni with. Out of curiosity, how do RE agents obtain this information that is not generally obtainable by the general public?Hi Jan,
in Qld most agents have access to RP Data which lists owner information we well as zoning, size, density and sale information on properties.
There is currently another service similar to this which we are trialing at the moment but which hasn’t officially been launched.
Other ways information can be obtained on a property (as previosuly mentioned and often more accessible to the public) is by council records.

windcloud is positive cashflow the investment strategy you are hoping to employ? if so you will be hard pressed with $15k to achieve that in the inner Brisbane area (i’m assuming that you don’t own a ppor at this stage).
Or is it a bad time to consider this at all so I should just try the share market?so long as you’re taking a long term view to investing in property, it’s always a good time to buy. If you want timber flooring, do not go cheap, it looks cheap, wears cheap and will not be ceap to replace down the track.Hi JParsons,

where on the sth side of brissie are you looking?we work in the inner south suburbs, west end, dutton park, highgate hill, fairfield, yeronga, annerley, moorooka, tarragindi etc. There are a number of good real estate agencies operating in the west end / annerley area that would be worth talking to about rental yields vacancy rates, management fees, median house, unit and townhouse prices.
Try talking to some agents in the area, look on the internet, see if you can get your hands on rp reports which show the average sale price of properties within a certain period.

local REA’s will have these details, as previously suggested perhaps try going through another agent. I’m not sure what the legalities are in Perth relating to the handing out of this information but perhaps befriending someone with access to the information…
I am determined to fight. Any advise on how to use RE agents tricks to trick RE agents? Particularly when agent is saying that he wants to buy the same house as I want, but he is in a better position because he also sells it.Is it like insider trading? I wonder how can they get away with it?
the answer is they shouldn’t and generally there are laws realting to the payment of commisison to the agent should they or a party they have a personal relationship with purchase the property.
try talking to the owner, if the property is purchased by the agent they will not be liable to pay comission, perhaps your offer could reflect the difference in saving they would make if they choose to sell it to the agent…

in Qld you can sell your property privately at any time no matter who you are signed with, the only catch is if you are under exclusive agency you will still be required to pay the agent commission.
exclusive agency: you pay the signed agent if: you sell, the agent sells or another agent sells the property
sole agency: you pay the agent if they sell the property, you don’t pay commission if you sell the property
open agency: commission is only paid the to the person who sells the property (be it any agent or yourself)
if your agency has expired you can sign a new agency or begin marketing the property yourself immediately…

hi i’m an REA on the South Side of Brisbane (we’ve got three offices in the inner south region). For the kind of money you’re looking at spending you will be lucky to find a 2 bedder unit within 7 k’s of Brisbane GPO on our side of town- that’s not of course to say they don’t exist!
I agree with J Parsons, you are best to come up for a week (if you can spare the time) and get a hands on feel for the area. Also keep searching on realestate.com.au within you parameters for new properties that come to market.
You can contact agents through the services provided on realestate.com.au, this may be your first port of call in establishing trust with a few REA’s who can keep an eye out for you.
There’s nothing like local knowlege, have you got any friends or family in the area you can ask to hunt around for you??
